Job Summary:
The Loan Servicing Specialist will be responsible for managing various aspects of the loan servicing life cycle, including creating purchase agreements and reviewing closing documents, oversee the loan assumption requests, loan boarding and responding to Qualified Written Requests (QWR's). This role also includes but not limited to payment changes, loan reconciliation, servicing transfers, and loan sales.
Key Responsibilities:
1. Purchases/Loan Assumptions Communicating with Lenders and Title companies to ensure accuracy when the loan is being sold and paid off Create the purchase agreement between the buyer and the seller with accurate loan figures and dates 2. Loan Boarding o Facilitate the onboarding of new loans to the Sub-Servicer and new loans into our internal servicing system Oversee the accurate transfer of loan data during servicing transfers, ensuring all relevant documents are included 3. Respond to QWR's o Analyze and respond to borrower QWR's in compliance with RESPA regulations Research loan history and documentation to provide accurate and timely responses Maintain thorough records of communications and actions taken 4. Loan Reconciliation Perform detailed account reconciliations to ensure accurate reporting Resolve any discrepancies in loan payments, disbursements and balances Work with leadership teams to reconcile loan level and portfolio transactions 5. Payment Changes Facilitate payment changes by reviewing the servicers' escrow analysis. Create the payment change letters and make the necessary changes to our servicing system
Knowledge/Skills:
Strong understanding of mortgage underwriting, closing, and servicing processes. Familiarity with investor guidelines, agency requirements, and regulatory compliance standards. - Strong analytical and investigative skills with the ability to identify discrepancies and root causes. - Excellent written and verbal communication skills Proficiency with Microsoft Office Suite (Excel, Word, Outlook) Ability to manage multiple priorities and deadlines in a fast-paced environment
