Position Summary:

The Director of Project Accounting leads and oversees the project accounting function. This role ensures accurate project financial reporting, compliance, and effective cost control. The Director partners closely with executive leadership, development, construction, operations, and finance teams to drive financial performance, support strategic growth, and investment objective. The Director will report to the SVP of Accounting and direct reports includes a Manager, Construction Coordinator, and Senior Accounts Payable Specialist.

Responsibilities:

Lead, mentor, and develop a team of project accountants, accounting coordinator, and accounts payable specialist including hiring, coaching, and performance management Establish best practices, policies, and internal controls for project accounting processes Drive continuous improvement initiatives across systems and reporting processes Oversee all aspects of construction accounting, including job costing, contract billing, accounts payable, and general ledger maintenance Review Investment Committee materials which includes the proforma, detailed budget, and approval to spend and ensure accurate information is produced and reasonable for the requested stage of work (Stage 1 - 8) Keep PDC/Landco accountable for project budgets Oversee monthly financial close process Review monthly project status reports packages and coordinate and review with the Development and Construction teams monthly Oversee and review cash flow forecasting for the bi-weekly liquidity report and draw schedules Oversee contract review to ensure within budget, review coding, and aligns with company financial strategy Review monthly preferred return schedules Review loan draw packages to lenders Review AIA billing documents, subcontractor pay applications, and lien releases Oversee and review funding needs and liquidity at the project level Review monthly capital calls for project funding Approve invoices and ensure items are in budget and in line with the Stage of work (1-8) in process Ensure bank positive pay exceptions are reviewed daily Review annual tax return files and returns Review of financial packages required to lenders and JV partners Collaborate with Development and Construction teams to monitor budgets, change orders, IC approvals, and ad hoc projects Oversee the legal invoice process for the company including tracking, reporting, obtaining approvals, and payment of the invoices Implement and improve accounting processes, systems, and internal controls Coordinate 1099 filings Coordinate with outside firms conducting cost segregation studies and tax credit studies Perform other accounting duties as requested such as financial or administrative tasks Promote a culture of accountability, accuracy, and continuous improvement

Skills & Qualifications:

Bachelor's degree in Accounting, Business, Finance or related field 10+ years of relevant experience, including project accounting leadership Excellent attention to detail in a deadline-oriented environment Proven ability to lead and develop high performing teams Strong understanding of construction accounting, job costing, and AIA billing Excellent communication, leadership, and problem-solving skills Self-motivated and able to manage multiple projects simultaneously Strategic thinker with operational execution capability Demonstrates integrity, maturity, dependability, tact, positive attitude, and enthusiasm in the performance of duties Industry knowledge helpful in partnership accounting, construction accounting, and real estate accounting

$150,000-$160,000 base salary 20% bonus potential 3 weeks of vacation
