Job Description:
Asset Manager (Commercial) We are seeking a highly analytical and strategic Asset Manager to help oversee our commercial real estate portfolio of 18 million square feet of Class A office space. The ideal candidate will partner with Property Management leadership to drive financial performance, operational strategy, and long-term value creation. This role requires a proactive approach to driving revenue growth, managing lease negotiations for renewals, and identifying innovative avenues for supplemental income. Key Responsibilities ? In partnership with Property Management and Finance, responsible for the Profit and loss statements, ensuring assets meet or exceed financial targets. ? Spearhead the renewal leasing process; negotiate lease terms, analyze tenant financial strength, and collaborate with legal counsel to execute lease agreements. ? Develop strong relationships with key tenants to understand their business needs, ensuring high retention rates and minimizing portfolio downtime. ? Identify, negotiate, and execute opportunities to drive supplemental and ancillary income across the portfolio. ? Maximize revenue from parking operations through strategic pricing, contract optimization, and capacity management. ? Manage and aggressively expand telecommunications and antennae leasing agreements (e.g., cell towers, rooftop rights, fiber optic access). ? Conduct monthly and quarterly financial variance analysis, reporting on property performance to senior leadership. ? Explore additional monetization opportunities Qualifications ?
Experience:
Minimum of 7+ years of experience in commercial real estate asset management, investment, or finance, preferably within a publicly traded REIT or institutional investment environment. ?
Education:
Bachelor's degree in Finance, Real Estate, Economics, Business Administration, or a related field. Master's degree (MBA or MS in Real Estate) is highly preferred. ?
Technical Skills:
Advanced proficiency in financial modeling, including strong skills in Microsoft Excel. ?
Leasing Acumen:
Proven track record of successfully negotiating commercial leases and a deep understanding of lease structures and clauses. ?
Financial Literacy:
Deep understanding of real estate accounting, financial statements, and REIT performance metrics (FFO, AFFO, NOI, Cap Rates). ?
Soft Skills:
Exceptional communication and presentation skills, with the ability to distill complex financial data into actionable strategies for executive leadership. Strong entrepreneurial mindset and negotiation skills.
