full-time Company Description Primrose Real Estate is a private investment firm based in the San Francisco and Boise. We provide accredited investors with passive cash flow and long-term asset appreciation. Principals invest their own capital alongside investors in every acquisition, and we hold assets for the long term rather than trading them - an approach built for the preservation and compounding of net worth over time. Primrose has $380M of assets under management, consisting of 11 multifamily apartments complexes, and 16 manufactured housing communities, located in Idaho, Colorado, Washington, Oregon, and California. Primrose is in growth mode, with 15 properties acquired in the last three years totaling $180M in asset value. Role Description Primrose is seeking an Asset Manager to oversee a portfolio of manufactured housing communities and multifamily properties across Idaho and surrounding states, based in Boise with a hybrid in-office schedule of two to three days per week. In this role, you'll own the full performance of each asset - physical, legal, and operational - with a focus on maximizing total investment returns. You'll hire and manage third-party property management firms, review monthly reporting packages, and track leasing trends alongside management staff. You'll drive property-level decisions on leasing, marketing, and capital improvements, lead major value-add renovation projects, and negotiate management agreements and vendor contracts. Staying close to your markets - rental trends, demographics, job growth, and supply dynamics - is key, as is quarterly travel to assigned properties and competing projects. You'll also manage insurance renewals and refinancing, produce annual business plans, prepare quarterly investor reports, and support acquisitions with proforma assumptions. Qualifications Bachelor's degree is preferred, and 3-5+ years of professional experience in real estate is required, preferably in asset management, property management, acquisitions, finance, or a related field. Proficiency in real estate terminology and concepts, and understanding of financial statements. Strong verbal communication and presentation skills, with an ability to communicate in an organized, concise, and persuasive manner. Strong organization skills and ability to coordinate complex activities, prioritize conflict demands and meet deadlines. Strong Excel skills are required and experience using Claude and other AI tools is an asset. A commitment to operating honestly, ethically, and responsibly. High emotional intelligence and a positive, can-do attitude are vital to this role.
