Job Description:

OPPORTUNITY OVERVIEW

Poverni Sheikh Group is a vertically integrated real estate investment platform managed by professionals with extensive property-level experience and a successful track record of value creation. We are looking for an enthusiastic, highly motivated, and team-oriented individual with a passion for commercial real estate to join our team. This individual will work directly with our directors of origination to help analyze, and underwrite new loan opportunities.

PRIMARY DUTIES AND RESPONSIBILITIES

Loan Underwriting:

• Apply knowledge of real estate equity and/or debt investing to support the underwriting process.
• Review, screen, and analyze a pipeline of potential loan opportunities channeled from internal origination team
• Analyze financial information to determine loan parameters, including debt service coverage, debt yield, lease maturities, loan basis, cash flows, sources & uses, etc.
• Review and analyze guarantor personal financial statements and provide detailed analysis of borrower and organizational structure.
• Perform in-depth financial analysis to identify disparities, risks, and propose creative structures to mitigate risk.
• Assist in the preparation of credit approval documents and contribute to investment committee presentations, including deal summaries and pipeline overviews.
• Review real estate documents (leases, loan documents, appraisals, etc.) to identify potential issues and concerns.
• Review property and market-level due diligence by analyzing third-party reports such as a PCA, ESA, survey, zoning, and property taxes.
• Maintain a broad knowledge of major markets, including trends, drivers, rents, values, etc.

Asset & Fund Management:

Assess performance of assets relative to original underwriting or business plans, competitors, and market conditions through analysis of property level reports and comparable property research. Review and evaluate monthly / quarterly operating performance (Rent Rolls, Operating Statements, Collections). Review and analyze loan modification and refinance opportunities. Assist with investor reporting. Ensure asset and portfolio data is accurate, timely, and complete to ensure strong quality and reporting capabilities. Prepare financial modeling inputs with limited guidance; understand model mechanics and consider overrides or exceptions. Occasional site visits required.

QUALIFICATIONS

Bachelor's degree (military experience is a plus) 0-5 years of experience working in commercial real estate High level of proficiency in Microsoft Office Excel with a focus on financial modeling Strong written and verbal communication High attention to detail and accuracy in financial analysis and documentation Ability to multi-task and consistently meet deadlines Experience with organization and task management within a Customer Relationship Management (CRM) system.
