This individual will provide financial analysis, reporting, and operational support to the Asset Management Department to help ensure the long-term financial viability and physical sustainability of real estate portfolio. The Financial Analyst will support asset managers in monitoring property performance, evaluating budgets and forecasts, maintaining financial models, and assisting with portfolio planning and capital improvement initiatives. The Financial Analyst analyzes property operating results, identifies trends and risks, prepares financial reports and presentations, and supports refinancing, acquisition, rehabilitation, and disposition activities. This position works closely with Asset Management, Property Management, Real Estate Development, and Accounting staff to ensure that properties operate in a fiscally responsible manner while advancing the organization's mission. salary: $32 - $40 per hourshift: Firstwork hours: 8 AM - 4

BachelorsResponsibilitiesFinancial Analysis and Portfolio Monitoring Analyze monthly, quarterly, and annual property financial statements and operating reports for an assigned portfolio. Monitor property performance against budgets, prior-year results, and established benchmarks. Prepare variance analyses and identify trends, risks, and opportunities affecting property operations and cash flow. Maintain and update portfolio-level financial models, cash flow projections, and performance dashboards. Track operating reserves, replacement reserves, and other restricted accounts. Assist in reviewing replacement reserve reimbursement requests and supporting documentation. Support ongoing monitoring of debt financing requirements and loan compliance obligations. Review occupancy, rent collection, delinquency, and expense trends to assess operational performance. Budgeting and Forecasting Assist with annual operating budget preparation in collaboration with property management companies and internal stakeholders. Review proposed property budgets and provide recommendations regarding revenue assumptions and expense projections. Support preparation of multi-year operating projections and long-term portfolio forecasts. Analyze utility expenses, energy consumption, and operating efficiency trends. Monitor budget performance throughout the year and provide variance reporting and recommendations.
