Job Description
Asset Manager Position Summary The Asset Manager is responsible for overseeing the performance and value creation of a portfolio of multifamily properties with commercial retail and office. This role drives financial results by executing asset-level strategies related to leasing, revenue management, operating efficiency, capital improvements, property appearance, and resident experience. The Asset Manager partners closely with property management, leasing teams, lenders, investors and ownership to ensure assets meet or exceed underwriting and return objectives throughout the investment lifecycle. Key Responsibilities Asset & Financial Performance
- Manage the financial performance of a multifamily portfolio with retail and office space, including NOI, cash flow, and yield metrics.
- Develop and oversee annual budgets, reforecasts, and long-term asset plans.
- Analyze monthly operating reports, rent rolls, and variance analyses; identify trends and implement corrective actions.
- Track performance against underwriting, market benchmarks, and business plans. Leasing & Revenue Management
- Oversee leasing strategy, rent growth assumptions, occupancy targets, concessions, and renewal strategies.
- Review market surveys and competitive positioning to optimize pricing and unit mix.
- Partner with property management to drive leasing velocity, retention, and resident satisfaction.
- Review and approve lease terms, concessions, and revenue management recommendations.
- Implement marketing plan to ensure effective marketing strategies to drive qualified onsite traffic and leasing conversions Resident Experience & Brand Excellence
- Champion a resident-first approach that supports premium rents, strong retention, and long-term asset value.
- Partner with operations teams to deliver elevated service standards and hospitality-driven resident experiences.
- Monitor resident satisfaction scores, online reputation management metrics, customer feedback, and renewal trends.
- Evaluate resident engagement programming, amenity utilization, and service enhancements designed to strengthen community appeal.
- Ensure all communities consistently reflect ownership's standards for quality, presentation, and living. Operational Oversight
- Provide strategic oversight to third-party or in-house property management teams.
- Evaluate operating expenses and implement cost-control initiatives without compromising resident experience or asset quality.
- Monitor on-site performance metrics including turnover, delinquency, bad debt, and maintenance efficiency.
- Ensure compliance with regulatory, lender, and ownership requirements. Capital Planning & Execution
- Develop and manage capital expenditure plans, including interior unit renovations, amenity upgrades, and deferred maintenance.
- Oversee renovation programs and value-add initiatives to ensure scope, budget, and return targets are achieved.
- Coordinate with construction managers, designers, and vendors as needed. Capital Markets & Ownership Reporting
- Support financing activities including refinancings, covenant compliance, and lender reporting.
- Prepare asset-level reports, valuations, and narratives for ownership and investors.
- Contribute to acquisition, disposition, and hold/sell analyses, including due diligence, board of directors, and investment committee materials. Acquisitions & Strategic Initiatives
- Assist in evaluating acquisition opportunities and portfolio expansion initiatives.
- Participate in due diligence reviews, market analyses, and operational assessments.
- Support integration and stabilization strategies for newly acquired assets.
- Collaborate on portfolio-wide initiatives that enhance operational performance and resident experience. Education & Experience
- Bachelor's degree in real estate, Finance, Business, or a related field (MBA or MSRE preferred).
- 3-7+ years of experience in multifamily asset management, property operations, or real estate investments.
- Strong financial analysis and Excel modeling skills.
- Working knowledge of multifamily leasing, operations, and renovation programs.
- Experience with market rate and affordable housing, commercial retail and office.
- Experience managing property management companies and third-party vendors.
- Strong communication, organizational, and decision-making skills. Preferred Experience
- Experience with value-add and/or stabilized multifamily portfolios.
- Familiarity with revenue management systems, market surveys, and leasing analytics.
- Exposure to institutional or private equity real estate ownership structures.
- Experience operating within an entrepreneurial environment.
