Job Description

Worldshine Group is a leading senior care management company dedicated to improving the lives of seniors through innovative care solutions. We specialize in providing high-quality, individualized services for elderly individuals, including those with disabilities and dementia. Our core businesses encompass Adult Medical Day Care Centers, Assisted Living Facilities, and Senior Living Communities. In addition, our extended portfolio includes ventures in medical technology, pharmacy, commercial real estate, and physical therapy. We are seeking an experienced Finance Manager with a strong background in fundraising, banking relations, and private investor engagement to support real estate projects. The ideal candidate will be responsible for securing financing from banks, private investors, and other financial institutions to fund large-scale real estate developments.

Fundraising & Capital Sourcing:
Develop and execute strategies to secure funding from banks, private investors, institutional lenders, and other financial entities. Identify, cultivate, and maintain relationships with potential equity and debt investors. Prepare and present investment proposals, financial models, and business plans to attract funding. Negotiate loan terms, interest rates, and funding structures to optimize project financing.
Banking & Investor Relations:
Establish and maintain strong banking relationships to ensure access to credit facilities and project financing. Manage investor due diligence processes, ensuring compliance with financial, legal, and regulatory requirements. Develop investor reports and provide regular updates on project financials and performance. Coordinate with legal teams to structure investment agreements and financial contracts.
Financial Planning & Risk Management:
Assess the financial feasibility of real estate projects and recommend optimal financing structures. Monitor cash flow, funding schedules, and capital allocation for ongoing projects. Identify financial risks and propose risk mitigation strategies to protect investor interests. Stay updated on market trends, interest rates, and regulatory changes affecting real estate financing.
Qualifications & Requirements:
Bachelor's or Master's degree in Finance, Accounting, Economics, or a related field. 3+ years of experience in fundraising, real estate financing, or investment banking. Proven track record of securing debt and equity financing for real estate projects. Strong network of banking partners, private investors, and financial institutions. Expertise in financial modeling, investment analysis, and capital structuring. Excellent negotiation, communication, and presentation skills. Knowledge of real estate markets, lending practices, and investment regulations.
Preferred Qualifications:
Experience working with REITs, private equity firms, or real estate developers. Familiarity with alternative financing options (e.g., crowdfunding, mezzanine financing, or venture capital). Professional certifications such as CFA, CPA, or CCIM are a plus.
