Job Description

Supervises, directs, evaluates assigned personnel; reviews leave requests; processes employee concerns and problems; directs work; counsels regarding personal and work-related matters; disciplines, and completes employee performance appraisals. Supervises daily operations and interacts with the Human Services Caseworker. Conducts annual re-certification; reviews and monitors accounts receivable; ensures proper condition of unit and sites through inspections; inputs inspections into a computer. Maintains client files according to HUD and Tax Credit regulations and guidelines; enforces leases; prioritizes and disperses work orders; assigns to staff or outside contractor; inspects contracted work for quality. Conducts inspections of properties and generates work orders. Attends grievance hearings and Court proceedings. Makes resident referrals to caseworkers. Reviews and conducts follow-up procedures on work orders. Conducts move-ins, move-outs, transfers, and interims. Resolves conflicts and Interacts with other government/private agencies. Conducts fire drills; escorts contractors on site and maintains files and filing procedures. Prepares/edits monthly newsletter and other correspondence.
REQUIRED KNOWLEDGE, ABILITIES, AND SKILLS
Ability to operate automated office machines. Ability to utilize software including CCS, Windows, Word, Print Shop, Excel and others. Ability to assign, review, plan coordinate, and evaluate the performance of employees; provide instruction and training and respond to problems; approve the discipline, discharge, and recommend the selection, promotion or transfer of employees.
QUALIFICATIONS
LITHC Certification Required. Possession of a Bachelor's Degree from an accredited college or university, supplemented by three to five-year previous experience in property management or related housing management; or any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job.
Special Requirements:
Tax Credit Specialist (TCS) or equivalent and a valid driver's license are required.
