Full Job Description :
Acquisitions Manager (Medical Office Building): The Acquisitions Manager is responsible for sourcing, underwriting, evaluating, and executing acquisition opportunities within the Medical Outpatient Building (MOB) and broader healthcare real estate sector. This role supports the company's investment strategy through market analysis, financial modeling, transaction execution, due diligence coordination, and relationship management with brokers, lenders, owners, operators, and capital partners. The position plays a critical role in expanding and optimizing the organization's healthcare real estate portfolio while ensuring alignment with investment return targets, portfolio strategy, and operational objectives.
Core Responsibilities:
Deal Sourcing & Relationship Management Develop and maintain relationships with: Investment sales brokers Healthcare systems Physicians and physician groups Developers Owners/operators Capital partners Lenders and intermediaries Identify off-market and marketed acquisition opportunities. Maintain active pipeline reporting and transaction tracking. Attend industry conferences and networking events focused on healthcare real estate and MOB investments. Financial Analysis & Underwriting Build and maintain detailed acquisition underwriting models.
Analyze:
Net operating income (NOI) Lease structures Tenant credit Reimbursement exposure Market fundamentals Capital expenditure requirements Yield projections and IRR targets Conduct sensitivity analyses and scenario modeling. Prepare investment committee memorandums and presentation materials. Due Diligence & Transaction Execution Coordinate legal, operational, financial, and physical due diligence.
Manage third-party consultants including:
Legal counsel Environmental consultants Engineers Appraisers Property condition assessors Review leases, rent rolls, operating statements, and service agreements.
Assist in negotiation of:
Purchase agreements LOIs PSA amendments Closing documents Support financing and capital stack coordination. Market & Portfolio Analysis Monitor healthcare real estate market trends and investment activity. Evaluate demographic, reimbursement, and healthcare delivery trends impacting MOB assets. Support portfolio strategy and geographic expansion initiatives. Assist with asset transition planning post-acquisition.
Cross-Functional Collaboration Partner closely with:
Asset Management Development Finance Operations Legal Capital Markets Support integration and stabilization planning following acquisitions. Participate in investment committee discussions and strategic planning initiatives. Preferred Background & Qualifications Bachelor's degree in: Finance Real Estate Business Accounting Economics 8+ years of experience in: Real estate acquisitions Healthcare real estate MOB investments Private equity real estate REITs Investment sales Strong proficiency in: Excel financial modeling ARGUS (preferred) Investment underwriting Real estate valuation
Understanding of:
Healthcare delivery systems Physician tenancy MOB operational dynamics Triple-net and gross lease structures Strong communication and presentation skills.
