A Financial Manager directs and plans the financial activities of a company or organization. Prepares financial statements and business activity and forecasting reports; supervises accounting and preparation of financial reports; advises management with regard to finance decisions.
A large Home Owner's Association in the Fredericksburg, VA area is seeking an experienced Finance Manager to join our Finance Department. This position serves as the primary support to the Director of Finance and plays a key role in the Association's financial planning, budgeting, reporting, internal controls, reserve funding, capital project oversight, and investment management. The Finance Manager works closely with executive leadership, the Controller, department directors, external auditors, and the Board of Directors to ensure sound financial stewardship across a complex organization serving a large residential community. This position also serves as the acting Director of Finance during periods of absence. Essential Responsibilities Assist in preparing and managing the Association's annual operating and capital budgets. Monitor departmental budgets and perform financial and variance analysis. Prepare financial reports and presentations for executive leadership, the Finance Committee, and the Board of Directors. Assist with long-range financial planning, reserve funding, and capital improvement planning. Support monthly and year-end financial close processes, general ledger review, reconciliations, and financial statement preparation. Assist with annual independent audits, tax preparation, and regulatory compliance. Monitor internal controls and recommend process improvements. Assist with cash flow management, reserve investments, and financial forecasting. Track financial performance of capital construction and infrastructure projects. Collaborate with department directors and management on financial planning and operational initiatives. Qualifications Required Bachelor's degree in Accounting, Finance, Business Administration, or a related field. 5+ years of progressive accounting or finance experience. Experience with HOA, community association, municipal, governmental, or nonprofit accounting. Experience preparing and managing operating budgets exceeding $10 million. Strong understanding of GAAP, budgeting, financial reporting, internal controls, and financial analysis. Advanced Microsoft Excel skills. Preferred 10+ years of HOA or community association accounting experience. Knowledge of Community Associations Institute (CAI) best practices. Experience with reserve studies, capital planning, investment management, and HOA management software.
