Acquisition Underwriter / Operations Integrator About the Role Nomad Enterprises is seeking a highly organized, analytical and execution minded person to help evaluate and execute acquisitions of income producing real estate and operating businesses. The primary function of this role is acquisition underwriting and deal execution. You will analyze opportunities, normalize financials, build underwriting models, evaluate financing structures, identify missing information and risks and help move qualified opportunities from initial review toward closing. This is not a traditional bank loan underwriting position. You will be underwriting potential acquisitions from the buyer/investor side. The role also includes an operations/integrator component. I am looking for someone who can take ownership of projects, maintain pipelines, follow up relentlessly and make sure important work gets finished without needing constant direction. Primary Responsibilities Analyze potential acquisitions including multifamily housing, RV parks/campgrounds, other income producing real estate and established home service/improvement businesses Review P&Ls, T-12s, balance sheets, tax returns, bank statements, rent rolls, debt information and other financial documents Normalize revenue and expenses and identify legitimate add-backs, unusual expenses and inconsistencies Calculate and analyze NOI, EBITDA/SDE, cash flow, debt service, DSCR, cap rates, returns and other relevant acquisition metrics Build and maintain underwriting models in Excel and/or Google Sheets Model acquisition structures including conventional debt, seller financing and other capital sources Determine realistic cash flow after operating expenses, management, debt service, capex, reserves and working capital requirements Identify missing information, financial risks and questions that must be resolved before an acquisition decision Help source and coordinate financing and capital for qualified acquisitions Maintain acquisition and project pipelines from initial review through diligence and closing Coordinate and follow up with brokers, sellers, lenders, attorneys, accountants and other professionals Prepare concise decision ready summaries of opportunities Help develop standardized underwriting procedures, models, checklists and acquisition processes Handle additional operational and executive support responsibilities as needed Take ownership of assigned projects and follow through until they are completed or formally closed out Who I'm Looking For This role is a strong fit for someone who genuinely enjoys numbers, spreadsheets, organization and finishing things. You should be comfortable receiving a messy collection of financial information and turning it into a clear analysis that answers: What does this asset or business actually earn, what can it support financially, what are the risks and what does ownership realistically receive after all obligations? You do not need a specific degree or a perfect resume. Demonstrated financial competence, judgment, consistency and execution matter more.
Strong candidates will have:
Experience with underwriting, financial analysis, commercial lending, credit analysis, real estate analysis, acquisitions, accounting or a closely related field Strong Excel and/or Google Sheets skills Ability to read and analyze financial statements Understanding of cash flow, NOI, EBITDA/SDE, debt service, DSCR and basic investment metrics Strong attention to detail and ability to identify inconsistencies Excellent organization and follow-through Ability to work independently without waiting for instructions on every next step Clear written and verbal communication Willingness to learn new asset classes and continually improve the underwriting and acquisition process Work Structure Full-time position based in Kalispell, Montana. The position will begin primarily in person while we establish systems, processes and working rhythm. Increased remote flexibility may be available as proficiency, independence and trust are established. The schedule has flexibility, but responsiveness, deadlines, quality of work and completed outcomes matter. Compensation $67,000-$75,000 annual base compensation depending on experience plus acquisition-based performance incentives. The position is designed to grow with demonstrated capability and responsibility. Selection Process Qualified candidates should expect a practical underwriting exercise using a sample acquisition. Finalists will also need a completed CliftonStrengths assessment for dual review as part of evaluating working compatibility.
