Disbursing Agent - Title Company (In-Person)
Location:
Livonia, MI (Preferred) or Troy, MI This is an in-person position.
Compensation:
$24.00-$28.00 per hour (based on experience) Position Summary Our title company is seeking a detail-oriented and dependable Disbursing Agent to join our team. The Disbursing Agent plays a critical role in the closing process by ensuring all real estate transactions are funded accurately, disbursed timely, and completed in compliance with company policies, lender requirements, and state regulations. The ideal candidate is highly organized, thrives in a fast-paced environment, and is committed to delivering exceptional accuracy and customer service. Essential Responsibilities Review settlement statements (Closing Disclosures and ALTA Settlement Statements) for accuracy prior to funding. Review lender funding instructions and verify all funding conditions have been satisfied. Verify receipt of funds and confirm funding authorization before disbursement. Disburse proceeds to sellers, lenders, real estate agents, taxing authorities, payoff lenders, municipalities, and other applicable parties. Balance escrow accounts and ensure all funds are properly accounted for. Ensure compliance with lender, investor, underwriter, and regulatory funding requirements. Coordinate with escrow officers, title processors, lenders, attorneys, and real estate professionals to resolve funding issues. Prepare and maintain accurate records of all disbursement transactions. Reconcile files to ensure complete and accurate funding documentation. Identify and resolve discrepancies prior to funding. Maintain confidentiality of financial and customer information. Assist with month-end balancing and other accounting-related tasks as needed. Provide outstanding internal and external customer service throughout the funding process. Qualifications High school diploma or equivalent required; associate's degree is a plus. Previous title, escrow, real estate closing, or mortgage funding experience preferred. Experience with escrow accounting and disbursement processes is highly desirable. Knowledge of title insurance and real estate closing procedures preferred. Experience using SoftPro is a plus but not required. Strong mathematical aptitude and attention to detail. Excellent organizational and time management skills. Ability to prioritize multiple files while meeting strict deadlines. Strong verbal and written communication skills. Proficiency with Microsoft Office, including Excel and Outlook. Preferred Skills Understanding of real estate closing documents and settlement statements. Ability to interpret lender funding instructions. Strong problem-solving and reconciliation skills.
