Job Description

The Home Equity Sales and Fulfillment Specialist is responsible for driving home equity application volume while ensuring loans are properly fulfilled, recorded, and boarded post-closing. This position focuses on application intake, file readiness, vendor coordination (AVM/title), and post-funding quality control, ensuring loans move efficiently from application through funding and final recording. The Specialist partners with Mortgage Loan Officers (MLOs) for loan structuring and submission.
Essential Functions & Responsibilities:
Responds to inbound Home Equity (HE)/Home Equity Line of Credit (HELOC) inquiries within SLA by phone or Meridian Link Mortgage (MLM) portal utilizing scripted member "Welcome Calls". Conducts initial member consultations and assists with application completion. Monitors pipeline and re-engage stalled files to improve pull-through. Re-engages withdrawn or inactive applications where appropriate. Collects and organizes initial documentation for Mortgage Loan Office (MLO) review. Prepares complete, submission-ready files for MLO handoff. Partners with MLOs to transition completed applications for loan structuring. Orders AVMs upfront in accordance with policy. Initiates title work (lien search, legal & vesting, or full title as applicable). Tracks receipt and completeness of valuation and title documentation. Coordinates with processing and underwriting teams to maintain workflow efficiency. Escalates delays or deficiencies impacting underwriting or closing timelines. Supports subordination requests (documentation collection and tracking). Processes payoff requests and coordinate lien releases within required timeframes. Monitors zero-balance accounts and initiates closure or lien release actions. Submits documents for recording and maintain tracking log and follow up on outstanding recordings. Ensures executed document packages are complete and properly imaged. Validates loan boarding accuracy in Symitar. Routes file deficiencies or corrections to the appropriate processor or MLO. Identifies and escalates risks including missing recordings, lien release delays and flood compliance gaps. Performs post-funding review of closed
HE/HELOC
loans for completeness ensuring loans are not considered complete until recorded. Assists with flood tracking and exception follow-up. Supports annual 1098 validation and corrections. Performs other related duties as assigned by manager.
Experience:
One year to three years of similar or related experience.
Education:
A high school education or GED.
Interpersonal Skills:
Work involves much personal contact with others inside and/or outside the organization for the purpose of first-level conflict resolution, building relationships, and soliciting cooperation. Discussions involve a higher degree of confidentiality and discretion, requiring diplomacy and tact in communication.
Other Skills:
National Mortgage Licensing System and Registry (NMLS) registration under the terms of the Safe Act of 2008 as required. Working knowledge of mortgage software applications such MeridianLink Mortgage.
