Job Description The Assumptions Mortgage Loan Specialist supports mortgage loan assumption requests by coordinating borrower communication, documentation, and underwriting conditions required for loan approval. This role ensures all assumption and subordination requests meet investor, regulatory, and bank guidelines while delivering a high level of customer service in a fast‑paced, high‑volume environment. This position requires National Mortgage Licensing System (NMLS) registration under the terms of the S.A.F.E. Act of 2008 and Regulation Z. You will be subject to the required registration process, which includes a criminal background and credit check. Failure to meet or maintain any of the NMLS registration requirements, including maintaining a satisfactory criminal and credit record, may result in a rescission of your offer or termination of employment. Responsibilities Manage mortgage loan assumption requests for eligible borrowers, including third‑party and divorce‑related scenarios Serve as a primary point of contact for borrowers via phone and email, providing clear communication throughout the assumption process Coordinate closely with underwriting partners to manage conditions and move files toward approval Review documentation for completeness and accuracy in accordance with investor, regulatory, and bank guidelines Communicate with customers, internal teams, title companies, and other parties to obtain required documentation and resolve issues Support assumption and subordination servicing activities as specified by the investor Ensure compliance with all customer service standards, regulatory requirements, and internal policies Manage assigned files in a high‑volume, fast‑paced environment while meeting productivity and quality expectations Basic Qualifications - High school diploma or equivalent - Typically two to three years of job-related experience Preferred Qualifications Prior experience in mortgage operations, servicing, default, or bankruptcy Experience partnering with underwriting teams Familiarity with investor guidelines and regulated loan processes Work Schedule & Location This role follows a hybrid schedule which means there is an in office expectation of a 3+ days a week at our Owensboro, KY hub location. The salary range reflects figures based on the primary location, which is listed first. The actual range for the role may differ based on the location of the role. $20.00 - $24.38 U.S. Bank will consider qualified applicants with arrest or conviction records for employment.
