Base + Bonus (DOE)Position OverviewWe are seeking a results-driven Mortgage Loan Officer to originate and close residential mortgage loans. The ideal candidate will build and maintain referral relationships, advise borrowers on loan options including first mortgage products and down payment assistance programs, manage a pipeline from application through closing, and consistently meet sales and quality targets while ensuring compliance with federal and state regulations.Key ResponsibilitiesOriginate, qualify, and close residential mortgage loans (purchase and refinance), including first mortgage products.
Develop and maintain a pipeline of prospects through active prospecting, referral relationships, and community outreach.
Educate borrowers on loan options, underwriting requirements, costs, and down payment assistance programs to find the best solution for each client.
Collect and analyze borrower financial information (income, assets, credit) to determine eligibility and structure loan terms.
Prepare and present loan disclosures, pre-qualification letters, and loan scenarios; ensure timely submission of complete loan packages to processors and underwriters.
Coordinate with processors, underwriters, real estate agents, and title companies to move loans efficiently to closing.
Maintain accurate records in the loan origination system (LOS) and CRM; manage documentation and compliance with regulatory requirements.
Meet or exceed individual production and sales goals while maintaining high customer service and quality standards.
Stay current on mortgage products, market conditions, interest rates, and applicable laws and regulations.
Participate in community events and marketing initiatives to promote mortgage services and generate leads.
QualificationsProven experience in mortgage origination and mortgage sales with a track record of meeting production goals.
NMLS license (or ability to obtain) and thorough knowledge of mortgage lending regulations and disclosure requirements.
Strong working knowledge of first mortgage products and experience with down payment assistance programs.
Experience analyzing credit reports, income documentation, assets, and debt-to-income calculations.
Excellent communication, interpersonal, and negotiation skills with a client-focused approach.
Comfortable with prospecting, networking, and building referral relationships with real estate agents and community organizations.
Familiarity with loan origination systems (LOS), CRM tools, and standard mortgage documentation.
High attention to detail, strong organizational skills, and the ability to manage multiple files and deadlines.
Bachelor's degree in finance, business, or related field preferred but not required.
Valid driver's license and ability to attend client meetings and community events as needed.
