Full Job Description Mortgage Closing Specialist Role:
As a Mortgage Closing Specialist, you will be an integral part of the mortgage loan process. This position ensures that all aspects of the mortgage loan transaction are meticulously reviewed and executed. A thorough understanding of loan documentation, regulatory compliance and attention to detail are required. The Mortgage Closing Specialist is responsible for providing borrowers with an exceptional closing experience, while meeting all regulatory deadlines, and maintaining communication with all interested parties.
Essential Functions and Responsibilities:
Calculate final closing costs and balance Closing Disclosures (CD) with the Closing Agent. Provide accurate and compliant Closing Disclosure to the borrower, adhering to strict TRID timing guidelines. Ensure Closing Disclosure is received and signed within TRID timing guidelines. Routinely communicate effectively with all parties to provide updates and respond to borrower inquiries. Coordinate closing schedules with borrowers, lenders, title companies, and attorneys. Evaluate loan data to ensure all closing conditions are met. Prepare final loan documents in the credit union's Loan Origination Software (MeridianLink) for borrower signatures and ensure the loan adheres to all federal, state, and investor guidelines. Review loan files to ensure completeness and accuracy of closing documents. Prepare closing instructions for closing agent and ensure compliance with all regulatory requirements. Coordinate funding (wire transfers) for timely delivery of funds to closing agent. Audit executed closing packages prior to funding authorization to identify and resolve any issues or discrepancies. Authorize funding approval after review. Ensure all post-closing documents are filed and stored correctly in the credit union's document storage system. Crosstrain and assist mortgage processing. Work within and across department lines to ensure an industry leading member experience for existing and prospective members. Stays abreast of mortgage trends and maintains a comprehensive knowledge of the credit union's mortgage policies and products. Perform other duties as assigned.
Knowledge and Skills:
Experience Two years of similar or related experience in mortgage lending. Education High School Diploma or GED Interpersonal Skills Excellent written and verbal communication skills required. Strong attention to detail is a must. A high degree of confidentiality and diplomacy is needed. Ability to positively influence both internal and external members in both verbal and written form. Negotiation and problem-solving skills are needed. Other Skills Experience with Microsoft Office and other office equipment. Familiarity with residential mortgage loan documentation and TRID. Docusign and Meridian Link Mortgage experience preferred but not required. Electronic and physical file management.
