Exempt / Non-Exempt (Based on Institution Policy) Position Summary The SBA Loan Closer is responsible for coordinating, preparing, reviewing, and closing SBA 7(a), SBA Express, and other government-guaranteed loan transactions in compliance with SBA Standard Operating Procedures (SOP), bank policies, and regulatory requirements. This position serves as the primary liaison between borrowers, lenders, attorneys, title companies, insurance agents, and internal departments to ensure loans are closed accurately, efficiently, and in accordance with all credit approval and SBA authorization requirements. Essential Duties and Responsibilities Loan Closing Administration Review approved loan packages, credit approvals, and commitment letters to determine closing requirements. Prepare and coordinate SBA loan closings for: Business acquisitions Commercial real estate purchases Construction and renovation projects Equipment financing Working capital loans Debt refinance transactions Ensure compliance with SBA SOP requirements, lender policies, and loan authorization terms and conditions. Coordinate closing timelines with Lending Assistance, Borrowers, Attorneys, Title companies, and RMs or BDO lenders. Schedule and facilitate loan closings. Submit SBA Approval in Etran to obtain Terms & Conditions. Documentation and Compliance Review loan approvals and create comprehensive closing checklists. Collect and review all required closing documentation including: Organizational documents SBA Forms 1919, 912, and other required SBA forms Personal Financial Statements (Form 413) Insurance certificates Landlord waivers Franchise documents Purchase agreements Environmental reports Appraisals Title commitments and surveys Verify satisfaction of all pre-closing conditions. Ensure proper execution of loan documents and closing packages. Confirm all collateral documentation is properly prepared and perfected. Prepare closing SBA loan documentation. Collateral and Perfection filing and perfection of collateral including: UCC Financing Statements Real estate mortgages and deeds of trust Assignment of rents and leases Vehicle liens Life insurance assignments Securities and investment account assignments Review title commitments and exception requirements. Coordinate recording and filing of security instruments. Ensure all lien positions meet approved credit structure requirements. obtain all invoices regarding fees to close the loan Funding and Post-Closing Verify all closing conditions have been satisfied prior to funding. Prepare funding worksheets and disbursement instructions. Coordinate loan funding with accounting and operations teams. Review final settlement statements and sources and uses of funds. Ensure post-closing documentation is completed timely. Prepare complete boarding packages for loan operations. Assist with SBA guaranty purchase readiness and documentation retention requirements. Quality Control Conduct file reviews to ensure SBA eligibility and compliance requirements are met. Identify and resolve documentation deficiencies before funding. Maintain accurate loan records and electronic loan files. Assist during internal audits, SBA reviews, and regulatory examinations. Required Qualifications Education Associate's degree in Business, Finance, Accounting, or related field preferred. Equivalent combination of education and experience considered. Experience Minimum 3 years of commercial loan closing experience. Minimum 2 years of SBA loan closing experience preferred. Experience with SBA 7(a), SBA Express, and commercial lending documentation. Experience reviewing title commitments, insurance, and collateral documentation. Knowledge and Skills Strong knowledge of
SBA SOP 50 10
requirements. Understanding of commercial loan documentation and collateral perfection.
Familiarity with:
UCC filings Commercial real estate closings Business acquisition transactions Construction lending Loan servicing requirements Excellent attention to detail and organizational skills. Strong communication and customer service skills. Ability to manage multiple transactions simultaneously. Proficiency in Microsoft Office Suite.
Preferred Experience Experience with:
LaserPro Abrigo Jack Henry SBA One E-Tran Knowledge of SBA guaranty repair and denial prevention practices. Community bank or SBA lending department experience. Physical Requirements Ability to sit for extended periods. Ability to work at a computer for prolonged periods. Ability to occasionally lift up to 20 pounds. Key Performance Indicators (KPIs) Loan closing turnaround time. Documentation accuracy rate. Post-closing exception rate. SBA compliance findings. Customer satisfaction scores. Funding timeliness.
