BASIC RESPONSIBILITIES
Under general supervision, and in alignment with established policies and procedures, this role involves performing a variety of tasks related to the servicing of real estate transactions post-closing. This position is vital for the accurate handling and management of mortgage loans, ensuring compliance while delivering exceptional service to our members and addressing their needs effectively.

ESSENTIAL FUNCTIONS
Provides exceptional service to members and non-members alike, assisting with inquiries, questions, and concerns regarding mortgage loans and other financial needs. Manages and processes all daily mortgage payments, ensuring all transactions are recorded accurately and promptly. Sets up and maintains automatic mortgage payments, ensuring payments are pulled correctly and the accurate and proper forms are on file. Manages the ordering and distribution of payment coupons for members while properly tracking them in the corresponding system. Monitors and manages accounts where insurance has been force-placed, ensuring proper handling and communication is relayed while clearing discrepancies and uploading backup to third parties. Processes and manages loss draft repair requests and construction draws. Coordinates with vendors to ensure timely and accurate completion of repairs and construction projects while maintaining detailed records of requests and activities. Manages and monitors insurance and escrows for mortgage loans, ensuring timely payment of policies and bills while addressing issues or discrepancies. Runs monthly reports and prepares bills for payment while uploading changes. Performs monthly billing tasks, including construction billing, ARM Notices, and other servicing disclosures. Tracks and monitors post-closing documentation to ensure timely receipt, logging, and scanning of final titles and recorded mortgages. Collaborates with title companies to obtain any missing documentation. Assists in performing the escrow analysis process, ensuring accuracy with strong attention to detail within short time frames. Pulls, enters and disburses billings. Manages lock desk operations, including all investor-related functions, to ensure loans close within established lock timeframes. Reviews loan files prior to locking to confirm all adjustments are accounted for including issuing appropriate lock and extension disclosures. Publishes daily rates to staff and other credit union departments and personnel. Oversees the booking and funding of all loans scheduled to close within the month. Ensures timely and accurate funding processes and that complete loan files are delivered to investors in accordance with required timelines.
SECONDARY FUNCTIONS
Performs mortgage payoff requests as needed. Tracks and logs requests, as well as contacts members for possible retention. Investigates GL and balancing payment discrepancies. Serves as backup to the Mortgage Support Clerk and Mortgage Loan Processer. Cross-trains in various mortgage servicing related functions. Serves as a Notary. Promotes GCU products, and mortgage offerings to retain current business and secure future relationships. Assists VP of Mortgage Lending with necessary projects and/or additional functions when necessary.
SKILLS AND ABILITIES REQUIRED
Education/Experience:
Any combination equivalent to education and experience that provides the required knowledge and skills is qualifying. Typical qualifications would be equivalent to: a high school degree, one year of administrative experience in an office setting. Mortgage and/or financial experience preferred but not required.
SKILLS:
Applied knowledge of real estate lending documents and related terminology a plus, along with general knowledge of mortgage lending requirements on all types of mortgage loans. Proficiency in typing and broad knowledge of department operations, policies and procedures is preferred. Ability to do semi-routine work and skilled in the use of office machines, and an on-line data processing system. Ability to do detailed work with accuracy. A high level of interpersonal skills to communicate effectively with the membership via telephone and in person with a commitment to excellent member service. Ability to interpret Credit Union policy and explain transactions posted to members' loan accounts. Must be bondable; ability to maintain confidentiality. Ability to cross-sell all credit union services effectively and accurately. Must present a professional, business-like appearance and manner.
WORK ENVIRONMENT
This position is located at our West Allis office, and the duties of this job are performed in a physical office setting.
PHYSICAL DEMANDS
The ideal candidate must be able to complete all physical requirements of the job with or without a reasonable accommodation. Ability to remain in a stationary position 75% of the time. Ability to move about inside the office to access file cabinets, office equipment, etc. Ability to move items, such as boxes, up to 20 lbs. across office for various needs. Ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations. Ability to constantly operate a computer and other office productivity equipment, such as a calculator, copy machine, fax machine and printer.
TRAVEL:
Local travel to worksites is required at times.
HOURS:
