This role oversees the creation of detailed, consistent, and competitive estimates by validating quantities, incorporating cost variables such as waste, freight, and fluctuations, and maintaining standardized pricing methodologies. Additionally, the position drives pricing strategy and margin optimization, identifying value engineering opportunities while safeguarding profitability. It plays a critical role in vendor and supplier management, including sourcing, quote analysis, relationship development, and maintaining up-to-date pricing benchmarks and lead time visibility. The Head of Operations ensures all estimates are thoroughly reviewed for accuracy, completeness, and alignment with project scope and specifications, while proactively identifying risks, gaps, and inconsistencies through plan and specification analysis. This role also leads the RFI process related to material scope and pricing assumptions. A key leadership component includes developing and mentoring the estimating team, establishing performance standards, and driving consistency across markets. The role partners closely with Sales, Business Development, and Purchasing teams to align bid strategies, support negotiations, and ensure a seamless transition from estimating to procurement and execution. Finally, the role champions data integrity and continuous improvement by managing pricing databases, tracking historical trends, implementing standardized tools and workflows, and enhancing overall pricing efficiency and accuracy. Essential Job Functions Material Pricing & Development (Core Function) Develop accurate, detailed material pricing for: Flooring (carpet, LVP, tile, wood, base, transitions) Cabinets (boxes, finishes, hardware, accessories) Countertops (materials, edges, backsplashes, cutouts) Lighting (fixture packages, allowances, specifications) Window Coverings (blinds, shades, installation components) Appliances (unit packages, specifications, logistics) Trim & Doors (profiles, LF, doors, hardware) Analyze and validate material quantities and usage assumptions Incorporate waste factors, freight, and market fluctuations into pricing Ensure consistency and accuracy across all bids and project types Pricing Strategy & Margin Management Establish and maintain pricing standards aligned with company margin targets Identify opportunities for value engineering and cost optimization Vendor & Supplier Management Build and maintain relationships with key manufacturers and distributors Solicit, analyze, and level vendor quotes across all scopes Understand and communicate lead times for all materials Maintain current pricing databases and supplier benchmarks Estimate Review & Approval Review estimates for accuracy, completeness, and adherence to pricing standards Ensure scope alignment between pricing and specifications Support sales team during bid clarification and negotiation phases Plan & Specification Analysis Identify inconsistencies, scope gaps, and cost risks Ensure all required materials are captured and properly priced Oversee RFI process related to material scope and pricing assumptions Team Leadership & Development Train team on pricing methodologies and vendor coordination Establish performance metrics and accountability standards Drive consistency in estimating practices across all scopes and markets Cross-Functional Collaboration Partner with: Sales / Business Development (bid strategy and client alignment) Purchasing (buyout strategy and vendor alignment) Ensure seamless transition from estimate to procurement and execution Data, Systems & Process Improvement Develop and maintain material cost databases and pricing tools Track historical pricing trends and project performance Implement standardized templates and workflows Drive continuous improvement in pricing accuracy and efficiency Qualifications, Education, and Experience 1-2+ years of experience in construction estimating or material costing Strong expertise in pricing multiple interior scopes (flooring, cabinets, countertops, etc.) Understanding of construction drawings and specifications Proficiency in Excel Preferred Experience in multifamily construction (garden-style, podium, wrap, BTR) Leadership or management experience Knowledge of material usage and cost Familiarity with ERP or procurement systems Working Conditions Office-based with occasional travel
