112Annual Salary Range:
$67,100 - $98,900 The successful candidate's placement in the salary range will depend upon previous experience in a similar role. The placement shall not exceed the midpoint of the salary range, which is $83,000 annually. The City of Tempe offers a comprehensive benefits package including: 13 Paid Holidays and 1 Personal Day Vacation Accrual starts at 9.33 hours/month. Higher monthly vacation accrual rates may be available with prior ASRS service. RC# 902450 DESCRIPTION / ESSENTIALFUNCTIONS
This position plans, organizes, and performs a variety of professional real estate work including complex residential, commercial and industrial property acquisitions, dispositions, and management. Oversees and participates in the development of real estate and land right-of-way work plans. Schedules, researches and prioritizes City real property and right-of-way projects. Prepares legal descriptions, calculates assessments, and maintains identification records in improvement and special assessment districts Duties include, but are not limited to the following Directs, oversees and participates in the development of a real estate and land right-of-way work plan for City and third parties including extensive research and review of right-of-way documents for projects. Reviews and verifies legal descriptions, requests proposals, purchase and sale agreements, leases, easements, escrow documents, title curative documents, deeds and permits. Meets with department representatives, property owners and agencies to conduct needs assessments, discuss and resolve problems of right-of-way, mapping, surveying or other property requirements for municipal projects. Coordinates and collaborates with mapping/GIS and survey groups on property/right-of-way mapping corrections, revisions and clarifications with City and County records. Negotiates, reviews and manages professional consultant contracts for engineering and real estate services, including engineering reports, appraisal reports, environmental site assessments, property surveys and demolitions. Negotiate right-of-way and real estate transactions, including acquisition and deposition of commercial, industrial, residential properties and easements. Prepares City Council documents for ordinances and resolutions required for property acquisitions, dispositions, easements and abandonments. Records documents with the Maricopa County Recorder. May perform responsibilities of a similar nature and level as assignedREQUIREMENTS
Experience:
Three (3) years of experience in local government real estate management and right of way property acquisition or related experience. Candidates must have the minimum amount of work experience. Years of experience are based upon a full-time work schedule (2,080 hours per year). The sum of an applicant's full-time and/or part-time qualifying work experience must meet or exceed the stated minimum qualification. Education will not substitute for the required work experience; however, related unpaid and/or volunteer work experience may be used as qualifying work experience.Education:
Equivalent to a bachelor's degree in Land Management, Business Administration, or Real Estate. The term "equivalent" means that directly related work experience exceeding the required work experience will substitute in equal one-year increments for college-level education (2 additional years for an associate degree and 4 additional years for a bachelor's degree).
