Full Job Description Parking Administrator Position Title:

In Office Position Summary The Parking Administrator is responsible for the daily operation of the Association's parking management application. This role serves as the primary liaison between residents, property management, the security team, and third-party parking vendors. The Administrator manages the digital "Bank of Hours" system, validates resident data, coordinates enforcement, manages "Tech Gap" physical inventory, and acts as the first point of contact for parking-related disputes. Essential Duties & Responsibilities Review and verify all new owner deeds and tenant lease agreements before authorizing access to the parking application. Perform daily audits to deactivate accounts immediately upon lease expiration or sale of property. Troubleshoot application login issues, password resets, and user interface questions for residents. Process requests for "hour extensions" or special event parking based on strict Board-approved criteria. Receive and investigate initial complaints regarding enforcement actions. Review vendor timestamp logs and photographic evidence to verify the validity of the enforcement. Prepare monthly reports detailing utilization rates, top violators, and "Bank of Hours" consumption for Board review.
Work Schedule, Meetings & Overtime Standard Schedule:
40-hour workweek, Monday through Friday, during standard business hours.
Meeting Attendance:
The Administrator is required to attend periodic Board of Directors or Parking Committee meetings (often held in the evenings) to provide status updates, present metrics, or address resident concerns.
Overtime Policy:
Overtime is generally discouraged. Any hours worked in excess of 40 hours per week—including time spent at evening Board meetings—must be expressly authorized in advance by the General Manager. When evening meeting attendance is required, the Administrator's schedule for that week will be adjusted (flex-time) to accommodate the meeting within the standard 40-hour work week, unless overtime is specifically authorized. Unauthorized overtime is strictly prohibited. Qualifications & Skills Preferred - 2 years of experience in HOA administration, or dispatch/customer service. High proficiency with software platforms, mobile applications, and Microsoft Excel. Excellent conflict resolution skills with the ability to remain calm and professional. Exceptional attention to detail for verifying legal documents and auditing system usage logs.
