Job Description

We are looking for a
REAL PROPERTY APPRAISER III.
The purpose of this classification is to perform advanced property appraisal and assessment activities by inspecting, analyzing, and valuing real property for tax purposes, maintaining accurate property records, supporting tax digest preparation, and ensuring compliance with applicable regulations.
ESSENTIAL FUNCTIONS
Conduct field inspections of residential and rural properties; measure structures, collect property data, prepare sketches, and document characteristics affecting value. Appraise and assess real property for tax purposes by analyzing property characteristics, market conditions, sales data, and valuation factors. Meet with property owners, taxpayers, and representatives to discuss appraisals, explain assessment methods, and resolve property record discrepancies. Assist in the preparation and maintenance of the annual property tax digest, including land schedules, market indexes, ratio studies, and valuation tables. Analyze real estate market trends and neighborhood data to support mass appraisal activities and maintain equitable property valuations. Participate in countywide reappraisal and revaluation programs by compiling, reviewing, and analyzing data to determine property values. Prepare and defend property valuations for appeals, hearings, arbitration proceedings, and court cases as required. Ensure compliance with applicable laws, regulations, and standards by supporting audits, maintaining accurate records, and performing related appraisal duties.
MINIMUM QUALIFICATIONS
High School diploma or equivalent, and four (4) years of experience in property appraisal or related field; candidates may qualify with any equivalent combination of education, training, and experience which provides the requisite knowledge, skills, and abilities for this job. Must obtain and maintain a valid Georgia Appraiser III Certification within one (1) year of hire; however, if the required classes and examination are not offered within that period, the certification must be completed at the first available offering thereafter. Must possess and maintain a valid driver's license.
