Company Description SATX Valuation LLC is a residential real estate appraisal firm based in New Braunfels, Texas. The firm provides independent residential valuation services for lending institutions, appraisal management companies, and private clients. Assignments are completed in accordance with USPAP, applicable lender requirements, and residential appraisal reporting standards. Role Description SATX Valuation LLC is seeking a Texas licensed or certified Residential Real Estate Appraiser to assist with overflow residential appraisal assignments on a 1099 basis. The appraiser must be able to service Bexar County and surrounding counties for residential appraisal assignments. This opportunity may be suitable for an early-career licensed appraiser, a certified appraiser seeking additional assignment volume, or an appraiser who is looking to increase appraisal workload while working within client-specific reporting standards. Extensive years of experience are not required; however, the appraiser must have the ability and willingness to produce credible reports, accept detailed feedback, and consistently meet required reporting standards. This is not a salaried W-2 position. Assignment volume will vary based on client demand, appraiser availability, geographic coverage, report quality, communication, and turn-time performance. The appraiser will be responsible for completing residential appraisal assignments, including property inspections, market research, comparable sales analysis, adjustment support, workfile documentation, and preparation of residential appraisal reports. Reports must meet USPAP requirements, lender/AMC expectations, and SATX Valuation LLC's internal quality standards. This role requires an appraiser who is willing to learn, accept detailed report feedback, and adapt to client-specific appraisal requirements. Prior AMC/lender experience is helpful, but the key requirement is the ability to produce credible reports, respond professionally to revisions, and consistently improve report quality. This position may provide access to client order flow that is not generally available due to current roster limitations in the market area. Continued assignment volume depends on the appraiser's ability to maintain required report quality, communication standards, geographic coverage, and turn-time expectations. Compensation This is a 1099 fee-split position for overflow residential appraisal assignments. Compensation is assignment-based and will depend on license level, experience, report quality, geographic coverage, and ability to work independently. Specific fee split terms will be discussed with qualified candidates. Responsibilities Conduct residential property inspections Research and verify comparable sales and market data Analyze market conditions and property characteristics Prepare URAR and related residential appraisal reports Support adjustments with market evidence and documented analysis Maintain USPAP-compliant workfiles and documentation Communicate professionally and promptly regarding assignment status, client requests, and revisions Meet agreed-upon turn times and report quality expectations Apply feedback and revise reports when required by lender, AMC, or internal review standards Maintain punctuality and professional responsibility in scheduling, inspection coordination, report delivery, revision responses, and assignment status updates Service Bexar County and surrounding counties for residential appraisal assignments Qualifications Texas Licensed Residential Appraiser or Certified Residential Appraiser Ability to service Bexar County and surrounding counties Working knowledge of USPAP and residential appraisal methodology Ability to prepare URAR residential appraisal reports, with guidance available for appraisers who demonstrate strong fundamentals and willingness to learn Ability to analyze market data and comparable sales Strong written communication and report preparation skills Attention to detail and ability to meet deadlines Reliable transportation for property inspections Familiarity with MLS data systems and appraisal software Willingness to learn client-specific report standards and apply feedback consistently Excellent communication, punctuality, and professional responsibility in all aspects of the assignment process, including scheduling, inspection coordination, report delivery, revision requests, client-specific requirements, and assignment status updates Preferred Experience with AMC/lender appraisal assignments Familiarity with San Antonio, New Braunfels, Bexar County, and surrounding Central Texas residential markets FHA roster eligibility or willingness to obtain FHA roster approval Ability to work independently while maintaining required report standards
