What You'll Do:
Acquire and manage land rights; manage landowner relations; negotiate damage settlements; prepare documents.

Prepare applications for federal and state permits.

Maintain, analyze and interpret documents relating to ownership and land rights. Evaluate validity of existing easement agreements. Negotiate to obtain or renew easements, leases, licenses, access agreements, etc.

Calculate and oversee lease and rental payments.

Contact landowners or their attorneys regarding easement acquisition or proposed repair/maintenance of existing pipelines. Perform surface title work.

Study and interpret survey and geographic location maps; examine courthouse records and correlate to maps; file research.

Identify property conditions that affect rights-of-way.

Participate in acquisition due diligence projects.

Educate and inform the general public, including property owners, contractors, emergency response personnel, and regulatory workers of conditions agreed to in easements.

Manage projects to prioritize workload and ensure timely completion to meet deadlines and construction schedules.

Review and analyze maps, survey field notes, property descriptions, appraisals, titles, deeds, legal and curative instruments and exhibits.

Provide budget estimates for all stages of right-of-way acquisition up to the final damage payments.

Supervisory Duties and Responsibilities This position is responsible for coordinating the activities of staking, surveying and mapping crews. Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include assisting with interviews; training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
What We're Looking For:
Required Education, Experience and/or AbilitiesA Bachelors degree with five (5) years of related experience; or an equivalent combination of education and/or experience may be considered.

Proficiency in surface title research. Self-motivated with strong negotiation and organizational skills. Experience dealing with public agencies. Excellent communication skills and ability to work well with others. Detail oriented, organized and ability to work independently with minimal supervision. Knowledgeable in the legal aspects of easements, right-of-ways, leases, licenses, permits and real property interests.

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Preferred Education, Experience and/or AbilitiesPrior pipeline experience. Computer SkillsWorking knowledge of Microsoft Office applications including Outlook, Excel and Microsoft Word software. Certificates, Licenses, RegistrationsPossession of a valid driver's license. Additional Eligibility QualificationsEnglish language fluency, verbal and written.
