This role is responsible for identifying, evaluating, and mitigating risk across the full lifecycle of Crescent Heights' development and operational portfolio. The ideal candidate will bring deep expertise in construction-related risks, property and liability insurance programs, and employment-related exposures (EPL, Workers' Compensation) , while supporting strategic initiatives and safeguarding company assets. The Risk Manager will partner closely with development, construction, asset management, legal, and finance teams, while also managing relationships with brokers, insurers, lenders, and consultants. Key Responsibilities Risk Assessment & Analysis Identify and evaluate risks across development, construction, stabilized assets, and condominium conversion projects Review contracts, loan agreements, development agreements, and project plans to assess exposure and ensure appropriate risk transfer Conduct site visits and field assessments across active construction sites and operating properties Insurance Program Management Oversee enterprise insurance programs including Builder's Risk, General Liability, Professional Liability, Property, EPL, Workers' Compensation, and Umbrella/Excess coverage Partner with brokers and carriers to structure cost-effective, comprehensive insurance coverage aligned with company and lender requirements Ensure compliance with insurance requirements across contractors, subcontractors, consultants, and vendors Claims Management Manage claims related to construction defects, property losses, liability exposures, tenant matters, and workers' compensation Coordinate with insurance carriers, legal counsel, and internal teams to resolve claims efficiently Analyze claims data and trends to inform risk mitigation strategies Regulatory Compliance Ensure compliance with applicable federal, state, and local regulations, including those related to construction and condominium conversions Support HOA requirements, warranty obligations, and tenant conversion laws Develop and maintain internal risk management policies and procedures Risk Mitigation & Strategy Develop and implement proactive risk mitigation strategies across development and operations Provide guidance and training to internal teams on risk management and insurance compliance Monitor emerging risks and adjust strategies accordingly Financial Management Monitor insurance costs, premiums, deductibles, and claims activity Prepare reports on risk exposure and financial impact for senior leadership Support budgeting and forecasting of risk-related expenses Stakeholder Collaboration Serve as liaison with brokers, carriers, legal counsel, lenders, and consultants Collaborate with Development, Construction, Asset Management, Property Management, Legal, and Finance teams Qualifications Education Bachelor's degree in Risk Management, Business Administration, Construction Management, or related field ARM, CRM, CPCU, or similar certifications preferred Experience Minimum 10+ years of risk management experience Strong background in real estate development, construction, and residential assets Experience with condominium conversions strongly preferred Skills Deep understanding of construction practices and insurance structures Strong knowledge of contractual risk transfer and compliance requirements Excellent analytical, negotiation, and communication skills Proficiency in Microsoft Office and risk management systems Work Environment Role could require both office and fieldwork. Regular travel to construction sites, development projects, and operating properties is required.
