A Tax Manager manages tax reporting and advises on tax planning for a company. Maintains current knowledge of federal, state and local tax codes and ensure that company tax filings are in compliance with the law. Manages tax accounting staff.
We are seeking a compassionate and experienced on-site Resident Manager for our Laurel Glen Apartment located at 555 Leila Ave, Redding, CA 96002. Under the direct supervision of the Property Manager, the position's primary responsibilities are to provide a variety of duties related to the successful operation of a NVCSS tax-credit housing complex. As part of the compensation package for this position, the starting rate includes rental of a two-bedroom unit at Laurel Glen Apartments. The Resident Manager will be responsible for paying their own utilities and the required security deposit. This is a full-time position requiring 40 hours per week. The 40-hour workweek includes performing supportive service activities associated with the position and the needs of the program. The primary responsibilities will be collection of rent, handling move-ins and move-outs, maintaining tenant files & monitoring housing complex, as well as provide adult educational classes and community resources to support independent living skills.
RESPONSIBILITIES
Maintain regular office hours and provide professional customer service to residents, applicants, vendors, and visitors. Ensure property policies and house rules are consistently enforced. Collecting all tenant rents and delivering all rents to NVCSS by the 5th of each month Ensuring that all rents are paid timely, and if necessary, apply rental policies regarding rent collection in compliance with all legal requirements
Wait List:
Ensure the wait list is kept up to date, apply all policies regarding the wait list in compliance with all legal requirements, including all Fair Housing Guidelines. Manage tenant files to ensure all information is current at all times: examples are but not limited to, tenant phone number, pet/animal information, addendums, notices, and violations. Responding to any security or vandalism problems by reporting to law enforcement when warranted Manage and maintain security systems including cameras and automated gates (i.e. management of keys and fobs for entry into common areas and vehicle gates) Reporting possible lease violations, safety concerns, and any other situation which requires attention to the NVCSS Property Manager immediately internal Review physical condition of the grounds no less than once daily; document areas of concern and coordinate corrective actions as needed; be proactive in responding to security or maintenance concerns Clean and stock common area restrooms and community room daily. Ensure the Manager's office is clean, organized, and presentable at all times. Responding to all maintenance requests from tenants in a prompt manner, and coordinating repairs with NVCSS staff coordinate with supervisor for work order approvals and prioritization maintaining all work order records Arranging for all vacated units to be in condition to re-rent including coordinating all necessary repairs and cleaning with the NVCSS Maintenance Worker and Housing staff, providing access to units, and assisting with scheduling of work Completing all required California Tax Credit Allocation Committee (CTAC) documents and maintain all tenant files as required by HUD and all other funding sources Performing all annual inspections of apartments and complete inspection documents Ensure all common areas are clean and safe: including but not limited to: exercise rooms, pool areas, laundry rooms, community room/bathrooms , storage closets/rooms, playgrounds, sidewalks and all outside common areas. Manage reservations for the community room and ensure all releases are submitted and kept on file. follow up to verify the room is cleaned and secured after events. Manage calendar of all planned events at property and publish monthly calendar for tenants. This includes and is not limited to the supportive services events, tenant events, MHSA events, and other public events held in the community room. Prepare a monthly newsletter and distribute it to all tenants. Promote resident meetings, activities, and community-building programs when applicable. Other duties as assigned.

Working conditions are typical health clinic settings; involves the potential for high stress levels and exposure to hostile situations; some non-standard work hours may be required. Must work with a clinically challenging client population; must be able to maintain professional composure and clinical effectiveness. May be required to lift and carry items weighing up to 30lbs
