  • Tax Credit assists the Community Manager in the successful site management of the apartment community offering leadership, guidance and motivation to ensure a positive working environment and quality community living. The Floating Assistant Community Manager
  • Tax Credit is responsible for administering the day-to-day leasing office operations and oversight of all computer input for the apartment community. The Floating Assistant Community Manager
  • Tax Credit directs the administrative staff, assists with the completion of administrative duties relating to file compliance, as well as Federal and State forms for affordable housing. The pay range for this position is $23.50
  • $26.50/hour and the Floating Assistant Community Manager
  • Tax Credit is also eligible to participate in the office Sales Bonus, Club Shea and the discretionary annual bonus plan.

Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience) Effective oral and written communication skills; ability to give clear direction and respond to inquiries. Must be able to speak effectively to individuals or before groups within and outside of the organization. Ability to read and interpret numerical information. Basic understanding of accounting principles and budgeting process. Basic understanding of marketing concepts; analyzing data; and report writing. Customer service experience required. Ability to negotiate and resolve conflicts. Proficient with Microsoft Office products (Word/Excel/Outlook) and property management software. High School Diploma or equivalent. Minimum of 2 years property management experience. Knowledge of Affordable/Tax Credit regulations, is preferred Job Duties Support the Community Manager to supervise the input of all data into designated property management software and processing of related reports. Process resident applications and facilitate move-ins in a fair and consistent manner in accordance with Affordable Housing and Fair Housing requirements in alignment with Shea Properties' policies and procedures. Participate in coordination of Office and Maintenance staff for scheduled move-ins to ensure all move-in requirements are met and apartments are inspected prior to move-in. Assist the Community Manager
  • Tax Credit in generating reports and managing Tax Credit related issues.
Assure compliance with Tax Credit regulations in the following areas: Tenant Selection Plan(s) and Criteria Application acceptance, review and approval within occupancy plan Assist in maintaining fluid communication with local government, agencies and partnerships involved in the administration of the Tax Credit property. Process move out statements (SODA), ensuring accuracy and timely completion in accordance with applicable laws, regulations and verifying all charges are accurate in as outlined in Shea Properties policies. Lead and participate in lineup each morning. Maintain all residents and vendor files, ensuring completeness and accuracy of all paperwork and documentation. Under the direction of the Community Manager, ensure the preparation, accuracy and delivery of all legal and formal notices, including but not limited to: Ten Day, Notice to Quit, Rent Increase Notices, Re-certification notices, Late Charge Notices and Notices of Violation of Community Rules and Regulations, in accordance with applicable regulations and Shea Properties' policies and procedure. Ensures the accurate maintenance of all account records and transactions including but not limited to: Posting Payments, NSF's, Rent Allowances, Concessions, Rent Increases, Utility Billing Collection, and other management approved debits/credits. Prepare reports in an accurate and timely manner. In conjunction with the Community Manager, direct the functions of the leasing office(s), supervise the office staff's daily activities related to residency. Ensure proper staffing levels to serve residents and accommodate anticipated workload. Act as gate keeper for invoicing. Attend required training for Fair Housing Training, Harassment Prevention and other classes and training programs. Prepare work orders and submit for approval. Support and motivate staff to participate in company sponsored classes and provide hands on training to support staff development, goal achievement and to ensure compliance with all mandatory training. Support industry networking and participate in industry association functions. Handle on-call duties, as directed by supervisor. Perform other duties as assigned. Actual job duties and responsibilities may vary depending on the size of the community. Work Environment Hours are usually scheduled from 9 a.m.

m. However, office staff is expected to report at 8:50 a.m. for staff line-up. Saturday and/or Sunday work schedule may be required depending on property occupancy.
