Job Description

The Ruthvens are seeking an Assistant Controller to partner with our Controller in leading and executing our accounting functions. We are looking for a versatile, analytically sharp, detail-oriented accountant that is excited about contributing to the growth of our 69-year family-owned company. We own & manage 94 buildings, 4.7 million SF in Central Florida with over 2 million SF planned for future development. The Ruthvens are one of Central Florida's oldest and most respected private industrial real estate companies. Founded by Joe P. Ruthven in 1957, the company has grown across three generations into the dominant industrial owner-operator along the I-4 corridor between Tampa and Orlando. We develop, own, manage, and lease our properties and have expanded into adjacent businesses (outside brokerage and starting a shallow-bay warehouse business in Greensboro, NC). We make decisions quickly. We take care of our tenants, our team, and our community. We are constantly building our company for the next generation. Accounting Review bank reconciliations & manage outstanding check list Review / Approve Accounts Payable invoices Financial Statement Review Monthly Review and clear suspense accounts monthly Track Fixed Asset Additions Condos and Owners Associations Oversee Condo & Owners Association annual meeting and budget prep Oversee Condo & Owners Association quarterly or annual invoicing and payment of dues Oversee Quarterly Utility Reimbursement (Tenants / Outside Properties) Job Cost Review/prepare draw package Responsibility for accuracy of information submitted in draw package Coordinate with banks on draw processing Ensure monthly compliance with Notices to Owner and Lien Waivers Financial modeling & analysis of new development projects Close all jobs Review / confirm receipt of payments for all buildouts Review / confirm receipt of construction management fee Responsible for job status & organization (ie. Monday board) NNN Quarterly review of expense accounts Review all CAM accounts in GL Update deferred maintenance sheet Leading yearly NNN Reconciliation process Additional Duties Yardi - Primary contact for issues, questions and modifications needed Assist with other Financial Projects - Cost Segregation, Tangible Property Tax Return Prep, 1099 Prep Client Accounting escalations, overtime Train & develop accounting team Financial Statement Preparation Managerial Financial Reporting Tax Preparation with Controller Annual Financial Statement Preparation with CPA Experience & Background 5+ years of progressive accounting experience Strong command of multi-entity financial reporting, real estate accounting standards, and tax coordination CPA preferred; not required Ideal Background Direct experience in commercial real estate; either in-house with an owner, developer, or operator, or in a public accounting role serving real estate clients Experience or exposure to construction accounting Leadership Character Has the ability and experience to lead and develop others on the team, but is a hands-on accountant Leads improvement of the accounting functions by building structures and systems to improve efficiency and precision Treats the integrity of the company's financial records as a personal standard, not a job requirement.
