The Opportunity The Connor Group is seeking a Senior Vice President of Acquisitions & Dispositions to play a critical role in driving the performance and growth of our $5+ billion portfolio . This is not simply a transaction-management role. We are looking for a high-caliber business leader, relationship builder, critical thinker, and problem solver who can learn our business from the ground up, identify the right investment opportunities, evaluate markets and competition, influence major investment decisions, and lead a team responsible for some of the most important decisions affecting our portfolio. The right person will be equally comfortable walking a property, asking difficult questions, analyzing data, building a pro forma, negotiating with a broker, presenting an investment thesis to senior leadership, and holding a team accountable for results. As a member of the senior leadership team, you will have significant influence over acquisitions, dispositions, refinances, strategy, analytics, and portfolio performance. You will lead a team of approximately 4-8 high-performing professionals whose work directly impacts the performance of the portfolio. What You'll Own Acquisitions Identify potential acquisition opportunities through property site visits, market research, data analysis, and asking the right questions. Develop a deep understanding of individual markets, including rental rates, competition, demographics, supply, demand, and market dynamics. Establish and maintain strong relationships with brokers, owners, and other industry professionals. Develop a sound working knowledge of The Connor Group's operations to accurately assess the potential of an acquisition. Build and evaluate acquisition pro formas and investment analyses. Assess rental rates, competitive positioning, operating performance, and potential upside. Use data, market intelligence, and business judgment to form an opinion on pricing and value. Evaluate potential acquisitions and make clear recommendations regarding the firm's interest. Partner with executive leadership throughout the acquisition process, from initial opportunity through closing. Continuously improve the acquisition process, tools, analytics, and decision-making framework. Dispositions Play a critical role in determining the appropriate disposition strategy for individual assets and the portfolio. Evaluate market conditions, asset performance, pricing, buyer demand, and strategic objectives to determine optimal timing and approach. Develop strategies designed to maximize value and investment returns. Lead negotiations and work closely with brokers, buyers, and internal teams to execute transactions. Use data and market intelligence to challenge assumptions and ensure the firm is maximizing value. Present clear recommendations to senior leadership and drive execution through completion.
