Job Description:
The Controller is responsible for overseeing all accounting, financial reporting, budgeting, treasury management, and internal controls for a growing property management company. This role ensures the accuracy and integrity of financial information for a portfolio of residential, commercial, and/or mixed-use properties while supporting strategic decision-making and operational excellence. The Controller will lead the accounting team, manage month-end and year-end closings, supervise owner financial reporting, and ensure compliance with GAAP, company policies, and applicable regulations. Key Responsibilities Financial Management & Reporting Oversee all accounting functions, including general ledger, accounts payable, accounts receivable, cash management, payroll, and fixed assets. Prepare and review monthly, quarterly, and annual financial statements. Ensure timely and accurate reporting for property owners, investors, lenders, and executive management. Analyze financial performance and provide recommendations to improve profitability and operational efficiency. Monitor cash flow and liquidity across managed properties and corporate operations. Property Accounting Oversight Supervise accounting for a portfolio of residential, commercial, and mixed-use properties. Review property-level income statements, balance sheets, variance analyses, and operating reports. Ensure accurate recording of rents, CAM reconciliations, security deposits, owner distributions, and property expenses. Coordinate budget preparation and forecasting processes for all managed properties. Support acquisitions, dispositions, refinancing activities, and property transitions. Compliance & Internal Controls Establish and maintain strong accounting policies, procedures, and internal controls. Ensure compliance with GAAP, tax regulations, lender requirements, management agreements, and ownership reporting requirements. Coordinate annual audits, tax return preparation, and external financial reviews. Manage relationships with external auditors, tax consultants, banks, and regulatory agencies. Leadership & Team Management Lead, mentor, and develop accounting staff, including property accountants, accounts payable personnel, and financial analysts. Establish departmental goals and performance metrics. Foster a culture of accountability, accuracy, and continuous improvement. Collaborate with operations, property management, leasing, and executive leadership teams. Systems & Process Improvement Oversee accounting and property management software systems. Identify opportunities to streamline workflows and improve reporting efficiency. Implement best practices for financial controls, automation, and data management. Participate in system upgrades, integrations, and technology initiatives. Qualifications Education Bachelor's degree in Accounting, Finance, or related field required. CPA designation preferred. Experience 7+ years of progressive accounting experience. 3+ years of management experience in property management, real estate, construction, or related industries. Strong understanding of property accounting principles, financial reporting, and real estate operations. Experience managing multiple entities and property portfolios preferred.
