Job Description

FLOATING MOBILE HOME COMMUNITY MANAGER
Zephyrhills, Florida | Full-Time | Potential for On-Site Housing Central Equities Florida is a third-generation, family-owned real estate company with over 55 years of experience managing commercial and residential communities across West Central Florida. We are seeking an experienced, people-first Floating Community Manager to provide support and coverage across our portfolio of manufactured home communities located in the Zephyrhills area. This full-time position serves as a key resource for all properties, filling in for community managers as needed and ensuring consistent, uninterrupted, and high-quality operations at every location. This position follows a standard full-time schedule but requires flexibility to respond to unplanned coverage needs. The floating manager may be called upon on short notice to cover a property when the regular community manager is unavailable due to illness, personal leave, or other circumstances. The properties in this portfolio are located within a close geographic area, making travel between communities convenient and manageable. A primary base location or rotation schedule may be established, and the manager should expect to travel between properties regularly as part of normal duties.
CORE RESPONSIBILITIES
Provide seamless on-site coverage at assigned communities when the regular community manager is absent Greet prospective residents, show available homes and lots, and assist with leasing inquiries Collect rent payments and follow established procedures for processing and documentation Respond to resident concerns and requests in a professional and timely manner Conduct routine property inspections and report maintenance needs to the appropriate personnel Coordinate with maintenance staff or vendors to ensure work orders are addressed promptly Enforce community rules and regulations consistently and in accordance with company policy Maintain accurate records including leasing documents, payment logs, and incident reports Assist with move-in and move-out processes including inspections and documentation Communicate regularly with the regional supervisor or ownership group regarding property status
QUALIFICATIONS
Prior experience in property management, manufactured housing, or a related field preferred Strong interpersonal and communication skills with a customer-service mindset Ability to adapt quickly to different communities, teams, and operational environments Comfortable working independently with minimal supervision Proficient in basic computer use; experience with Rent Manager property management software a plus Valid driver's license and reliable personal transportation required Availability to respond to urgent coverage needs, including on short notice
COMPENSATION & BENEFITS
Competitive hourly wage or salary commensurate with experience Mileage reimbursement is provided for all travel between properties at the current IRS standard rate Paid time off for vacations, sick days, and holidays The potential for on-site housing with utilities included Family-owned company; reports directly to park ownership Central Equities Florida is an equal opportunity employer and housing provider. $35,000.00 - $50,000.00 per year
