Job Description

PURPOSE:
The Floor Technician is responsible for maintaining and restoring hard floor and carpeted surfaces throughout campus facilities. This position performs specialized floor care services including stripping, waxing, buffing, scrubbing, extraction, and preventative maintenance to ensure floors remain clean, safe, and presentable. The Floor Technician supports the overall appearance and cleanliness of campus buildings through scheduled and project-based floor care.
ESSENTIAL JOB FUNCTIONS, DUTIES, & RESPONSIBILITIES
Floor Care & Maintenance:
Strip, wax, seal, burnish, buff, and scrub hard floor surfaces. Shampoo, extract, spot clean, and maintain carpeted areas. Operate auto scrubbers, buffers, burnishers, extractors, and related equipment. Perform routine floor inspections and identify repair or maintenance needs. Maintain entry mats and help reduce dirt and moisture tracking.
Project Work:
Complete scheduled deep cleaning and floor restoration projects. Support summer turnover, break periods, and special event preparation. Move light furniture or equipment as needed to complete floor care work. Assist with general custodial duties when assigned.
Safety & Compliance:
Follow proper chemical mixing, handling, and application procedures. Use PPE and safety signage during floor care operations. Maintain equipment in safe working condition and report repair needs. Follow all institutional safety policies and procedures.
Customer Service:
Work professionally around students, faculty, staff, and visitors. Minimize disruption to building operations while completing assigned work.
KNOWLEDGE, SKILLS, & ABILITIES
Knowledge of floor care methods, cleaning chemicals, finishes, and surface maintenance procedures. Knowledge of safe work practices, PPE usage, and proper chemical handling procedures. Skill in operating commercial floor equipment such as auto scrubbers, buffers, burnishers, and extractors. Skill in identifying floor care needs and selecting the appropriate cleaning or restoration method. Ability to work independently and complete assignments with minimal supervision. Ability to prioritize tasks and manage time effectively in multiple buildings or work areas. Ability to follow written and verbal instructions accurately. Ability to communicate professionally with supervisors, coworkers, students, faculty, and staff. Ability to maintain consistent attendance and dependable work performance. Ability to adapt to changing schedules, priorities, and operational needs.
QUALIFICATIONS
High school diploma or equivalent preferred. Ability to work independently and manage assigned routes/projects. Reliable attendance and strong attention to detail.
PREFERRED QUALIFICATIONS
Prior floor care, custodial, or environmental services experience. Experience operating commercial floor equipment. Knowledge of floor finishes, coatings, and carpet care methods.
PHYSICAL DEMANDS
Prolonged standing and walking throughout campus facilities. Ability to lift, carry, push, or pull up to 50 lbs. Frequent bending, stooping, kneeling, and reaching. Ability to push/pull floor equipment and supply carts. Exposure to cleaning chemicals, dust, noise, and varying indoor/outdoor conditions.
