About Us Emerald River Senior Living is a newly licensed, 24-bed Personal Care Home in Dublin, GA, built to give local families a warm, boutique alternative to chain senior living communities. We're growing our census and looking for a hands-on leader to run daily operations while our owner focuses on strategy and growth. Position Summary The Community Director oversees the day-to-day operation of the home — staffing, resident care coordination, admissions flow, vendor relationships, and regulatory compliance — while partnering closely with ownership on major decisions. We're looking specifically for someone who has already run a Georgia Personal Care Home and knows the rhythm of the job cold: survey prep, staffing ratios, resident files, the whole operating cadence. This is a high-trust, high-autonomy role for someone who wants to build something, not just maintain it. Key Responsibilities Manage daily operations of the home, including staff scheduling, shift coverage, and supervision of direct care staff Ensure compliance with Georgia PCH Rule 111-8-62 across staffing ratios, documentation, training, and resident records Oversee resident admissions process alongside the Outreach & Admissions Coordinator Monitor resident care quality, staff performance, and incident reporting Coordinate with contracted RN and pharmacist services for medication oversight functions Manage day-to-day vendor and facility needs (maintenance, food service, supplies) Maintain required personnel and resident files per state recordkeeping rules Bring key decisions, budget items, and strategic issues to ownership for sign-off Lead survey readiness and serve as the primary point of contact during HFRD inspections Qualifications Prior experience serving as Administrator or On-Site Manager of a licensed Georgia Personal Care Home is strongly preferred — we want someone who has already sat across the table from an HFRD surveyor and knows what "survey-ready" actually looks like day to day Direct working knowledge of Georgia Rule 111-8-62, including staffing ratios, resident rights, admission agreements, and incident reporting requirements Must be at least 21 years of age Associate's degree, OR a GED/high school diploma plus 2 years of experience in a licensed personal care home or other healthcare-related setting (per Rule 111-8-62-.08(1)(a)) Comfortable managing a small direct care staff and building out schedules, coverage, and training compliance from scratch Strong organizational skills and comfort operating in a lean, owner-operator environment (this is not a large corporate community with a big back office) Must pass a fingerprint-based criminal history background check Must complete a pre-employment TB screening and physical exam Must complete required orientation training within first 60 days of employment What We Offer Competitive salary (based on experience) Direct involvement in shaping a growing, locally owned business Autonomy paired with owner support — this isn't a "figure it out alone" role The chance to run a home the way you've always known it should be run, without corporate red tape
