This position offers an excellent opportunity for individuals interested in the real estate, title insurance, and property records industry. Previous title searching experience is preferred but not required for candidates with strong analytical abilities and a willingness to learn. Position Summary A Title Searcher is responsible for researching and examining public land records to produce accurate and complete Abstracts of Title. This role plays a critical part in the title insurance process by identifying ownership, liens, easements, restrictions, and other matters affecting real property. The ideal candidate enjoys research, problem-solving, and working in a collaborative team environment while delivering exceptional service to both internal and external customers. Key Responsibilities Conduct title searches utilizing county land records, online databases, and other public record resources. Examine deeds, mortgages, judgments, tax records, and other recorded documents affecting title to real property. Prepare accurate and comprehensive Abstracts of Title. Plot and interpret legal descriptions, surveys, and property boundaries. Verify ownership history and identify title-related issues requiring further review. Maintain productivity standards while ensuring accuracy and attention to detail. Collaborate with examiners, attorneys, underwriters, and customers to meet service and closing deadlines. Utilize computer-based title systems and indexing databases effectively. Qualifications Experience in title searching, real estate, legal research, or related fields preferred. Strong analytical and research skills. Ability to read and interpret legal descriptions and historical property records. Comfortable reviewing older land records, including handwritten and cursive documents. Proficiency with computer databases and document retrieval systems. Exceptional attention to detail and organizational skills. Ability to manage multiple assignments in a fast-paced environment. Strong communication and teamwork skills.
