PROJECT MANAGER / SUPERINTENDENT BOUTIQUE HOTEL CONSTRUCTION PROJECT

We are seeking an experienced Project Manager / Superintendent for a boutique hotel construction project located on Historic Montague Avenue in North Charleston, SC. This is an independent contractor engagement limited to this specific project

• the pay rate listed is for the specific engagement, not a yearly salary.

The ideal candidate must be highly organized, detail-oriented, and experienced managing tight urban construction sites with complex coordination requirements.

Project Overview:

• Boutique hotel development
• Historic Montague Avenue corridor
• Tight infill construction site
• Zero lot lines with adjacent developed properties
• Nearby laydown yard available for material storage and logistics

Responsibilities:

• Daily onsite project supervision and coordination
• Scheduling subcontractors, inspections, and deliveries
• Maintaining jobsite safety and organization
• Coordinating logistics for a constrained urban build site
• Quality control and attention to detail throughout all phases
• Assisting with equipment operation as needed
• Communication with ownership, vendors, and subcontractors
• Tracking project progress and helping maintain schedule

Requirements:

• Strong construction background required
• Experience as a superintendent and/or project manager
• Scheduling and coordination experience required
• Ability to read plans and manage subcontractors
• Valid driver's license required
• Must be capable of operating equipment including:
• Skid steer
• Excavator
• Experience with tight site logistics and urban infill construction strongly preferred
• Attention to detail is a must Compensation based on experience and qualifications.
