GENERAL STATEMENT OF DUTIES
This position performs semi-skilled custodial and light maintenance work in residential buildings, offices, and grounds. The position is responsible for maintaining assigned buildings and common areas in a clean, safe, and sanitary condition. Work includes routine custodial duties, exterior maintenance, reporting maintenance needs, and assisting maintenance staff when necessary. A minimum lifting capability of 50 lbs. is required.
KEY DUTIES / ESSENTIAL JOB FUNCTIONS
Performs a variety of light to moderately heavy manual labor using custodial equipment such as vacuums, buffers, floor scrubbers, carpet cleaners, lawn equipment, and snow removal equipment. Responsible for cleaning and maintaining assigned buildings and grounds, monitoring building conditions, and reporting maintenance or safety concerns to supervisors. May assist Maintainers and other maintenance staff as assigned. Maintains custodial supplies and equipment and ensures proper and safe use.
ILLUSTRATIVE EXAMPLES OF WORK
Cleans and maintains hallways, stairwells, laundry rooms, community rooms, offices, and other common areas. Sweeps, mops, vacuums, scrubs, strips, waxes, and buffs floors. Cleans windows, doors, walls, railings, elevators, and fixtures. Cleans and sanitizes restrooms and laundry facilities. Collects and removes trash, recyclables, and bulk items; maintains trash areas in sanitary condition. Cleans vacant apartments as part of unit turnover preparation. Performs exterior maintenance including sweeping walkways, picking up litter, and maintaining entryways. Clears snow and ice from sidewalks, entryways, and common areas; applies salt and sand as needed. Cuts grass, trims shrubs, and performs related grounds maintenance duties when assigned. Replaces light bulbs in common areas and reports electrical or maintenance issues. Reports unsafe conditions, vandalism, damage, or needed repairs to the Maintenance Foreman or supervisor. Maintains cleaning equipment and ensures proper storage and use of supplies. Assists maintenance personnel with basic tasks such as moving materials, cleaning work areas, or preparing units. Maintains assigned buildings in a safe, clean, and orderly condition. May assist during emergencies, including storm response and building cleanup. Performs related work as directed. Qualifications Proven experience in janitorial or custodial work within commercial, industrial, or residential settings. Knowledge of cleaning techniques including floor care, sanitation practices, and the proper handling of chemical agents. Ability to operate cleaning equipment such as floor buffers, scrubbers, and vacuums safely and effectively. Strong manual handling skills with an understanding of safe lifting practices for heavy objects. Excellent attention to detail with a commitment to maintaining high standards of cleanliness and safety protocol adherence. Prior experience in facilities maintenance or industrial cleaning is preferred but not required. Customer service skills that enable positive interactions with staff and visitors.
SUPERVISION
Receives oral or written direction from the Maintenance Foreman, Maintenance Supervisor, or designee. Work is reviewed through inspections and observation.
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES
Working knowledge of custodial cleaning procedures and techniques. Ability to operate custodial equipment such as vacuums, buffers, snow blowers, and lawn equipment. Ability to follow oral and written instructions. Ability to work independently and complete assigned duties with minimal supervision. Ability to recognize and report maintenance or safety issues. Ability to maintain professional and respectful interactions with residents, staff, and the public. Ability to use cleaning chemicals safely and properly. Ability to maintain regular and reliable attendance. Good physical condition and ability to lift, push, and pull up to 50 lbs. Ability to communicate clearly in English; bilingual English/Spanish desirable. Must possess and maintain a valid Connecticut driver's license.
WORKING CONDITIONS AND PHYSICAL REQUIREMENTS
Work is performed indoors and outdoors in all weather conditions. Duties require standing, walking, bending, lifting, climbing stairs, and operating cleaning equipment. Exposure to cleaning chemicals, dust, noise, and outdoor elements is expected. Position may require overtime, weekend work, snow removal duties, and emergency response.
