Position Summary The Porter is responsible for the upkeep of the grounds, amenities, building exteriors, interior hallways, leasing office, parking lots, and other community buildings within a multi-family residential community. Essential Duties and Responsibilities

• Maintain the grounds, amenities, building exteriors, interior hallways, leasing office, parking lots, and other community buildings to a high standard.
• Remove trash from office areas and the apartment community perimeter daily.
• Maintain clean area around dumpsters.
• Assist in preparing units, including removing trash from vacant apartments (trash-outs) prior to make-ready.
• Perform assigned maintenance tasks in a timely manner.
• Assist with cleaning available apartments.
• Assist maintenance staff with light maintenance work.
• Report maintenance concerns for repairs in available apartments, clubhouse, and/or common areas to the Maintenance Director.
• Maintain curb appeal to community standards.
• Represent the community professionally at all times, on and off property.
• Deliver communication documentation to residents as assigned.
• Help ensure unsafe conditions are corrected in a timely manner.
• Learn and comply with all company, local, state, and federal safety rules. • Basic proficiency in reading and writing English (Spanish is a plus).
• Minimum of one (1) year of full-time related experience.
• Ability to lift 50 lbs
• Willingness to perform all required tasks.
• Demonstrated knowledge of safe work habits.
• Ability to represent the company professionally.
• Strong attention to detail (meticulous).
• Ability to organize and prioritize work.
• Ability to interact effectively with staff and residents.
• Ability to work independently and as part of a team.
