Position Overview:
The Janitor is responsible for maintaining the cleanliness, safety, and appearance of all common areas within the homeowner's association (HOA) or condominium community. This position helps ensure a clean, welcoming, and well-maintained environment for residents and visitors.
Key Responsibilities:
Clean and sanitize interior and exterior common areas, including lobbies, fountains, hallways, elevators, clubhouses, fitness centers, restrooms, pool areas, stairs, landings, access area, security cameras and equipment. Sweep, mop, vacuum, dust, and polish floors and surfaces. Empty trash and recycling containers and dispose of waste properly. Clean windows, glass doors, mirrors, and other fixtures. Maintain outdoor common areas by removing litter and keeping walkways, entrances, and recreational areas clean. Restock restroom and cleaning supplies as needed. Report maintenance issues, safety hazards, vandalism, or damage to management promptly. Assist with setting up and cleaning up community events, as requested. Operate and maintain cleaning equipment safely and efficiently. Follow all safety procedures and use cleaning chemicals according to manufacturer guidelines. Perform other duties as assigned by the Property Manager or Maintenance Supervisor. Light maintenance Other duties as assigned
Qualifications:
High school diploma or equivalent preferred. CPO (Certified Pool Operator) certification required. The employee will be responsible for testing, monitoring, and balancing pool chemicals in accordance with company policies, applicable laws, and safety regulations. Previous janitorial or custodial experience is preferred. Ability to work independently with minimal supervision. Strong attention to detail and commitment to cleanliness. Ability to lift up to 50 pounds and perform physical tasks including standing, walking, bending, and climbing stairs. Reliable, punctual, and professional in appearance and conduct. Basic communication skills in English (bilingual is a plus).
Work Environment:
Indoor and outdoor work in various weather conditions. May require occasional evenings, weekends, or holidays based on community needs. Use of cleaning equipment, chemicals, and personal protective equipment (PPE) as required. Part Time
