A Janitor or Cleaner provides cleaning and basic maintenance in buildings such as schools, offices, stores, hospitals or hotels. Cleans and polishes floors, removes trash, vacuums carpets, washes windows, cleans bathrooms, stocks building supplies such as light bulbs and paper towels and performs minor repairs as needed. Holds keys for rooms and building entrances and locks or unlocks them as needed.

Job Description

JOB SUMMARY
Reporting to the Maintenance Manager, the Maintenance Associate assists with routine maintenance, basic repairs, and general upkeep of the community's buildings and grounds. This position is subject to call backs during emergency conditions such as severe weather, evacuation and post-disaster. The Maintenance Associate respectfully interacts with all residents, family members, visitors, colleagues and staff. This is a safety sensitive position.
ESSENTIAL FUNCTIONS

Provide courteous and responsive customer service to residents and families Assist with maintaining buildings and grounds in a clean, safe and orderly condition Able to patch and repair drywall Perform minor painting Responsible for the care of tools and equipment Assist with preventative maintenance under the direction of the Maintenance Manager or Technician Carry, lift and stock supplies Report maintenance concerns, safety hazards, or equipment issues promptly Regular and reliable attendance is an essential function of this job
ESSENTIAL MENTAL AND PHYSICAL FUNCTIONS
The essential mental and physical functions listed below are required in order for an employee to be able to perform the essential functions of this position. On-call rotation with other members of the department Ability to read and write, follow written and verbal instructions, and communicate effectively in English. Thinking critically; defined as reading, understanding, and taking appropriate action on detailed and complex information. Standing for long periods of time Walking long distances daily Lifting, pushing and carrying up to 100 lbs Repetitive actions/motion of one or both hands Hearing ordinary conversation and office sounds Verbal communication in person and on the phone Written communication by hand and on PC Work schedule includes evenings, weekends and holidays as needed. MINIMUM QUALIFICATIONS
High school diploma or equivalent (GED). Basic knowledge of general maintenance and hand tools Ability to follow instructions and work as part of a team Good organizational skills and communication skills Basic computer literacy or willingness to learn Prior maintenance, groundskeeping, or custodial experience preferred
