The shifts listed above are fixed and non-negotiable . Candidates must be available to work the full scheduled shift and all scheduled days . Shift changes or alternate schedules are not available. As a Part-Time Porter Guard, you ll play an important role in maintaining a safe, clean, secure, and welcoming environment for older adults. Under the supervision of the Superintendent, you ll support the daily operations of the building by maintaining common areas, assisting with building and grounds maintenance, monitoring visitor activity, maintaining building logs, responding to emergencies, and providing excellent customer service to residents, visitors, and staff. What You ll Be Doing As a Part-Time Porter Guard , you ll help maintain building cleanliness, support property operations, monitor visitors, and assist with safety and emergency procedures. Building Cleaning & Interior Maintenance Clean and maintain building interiors, including: Hallways Stairs Apartment doors Windows and windowsills Baseboard crowns Elevator cabs and elevator floor areas Trash closets Hoppers Slop sinks Lobby floors Vestibule floors Glazed areas Pictures Light fixtures Metalwork Storerooms Workshops Laundry rooms Bathrooms Clean and remove items left behind in vacant apartments. Dust vestibules and other common areas. Maintain clean, organized, and welcoming common areas throughout the property. Exterior Grounds Maintenance Sweep sidewalks, courtyards, and parking lots. Trim shrubbery and remove weeds. Remove debris from grass, landscaped areas, and other grounds. Remove snow and ice from sidewalks, courtyards, and parking areas as needed. Deposit garbage into designated receptacles for disposal. Keep common areas free from graffiti and other unsightly conditions. Desk Duties & Visitor Management Ensure all arriving visitors sign the visitor log book. Maintain accurate visitor records and building logs. Monitor building activity and report concerns to the appropriate supervisor. Provide professional, courteous, and helpful assistance to residents, visitors, and staff. Safety & Emergency Response Respond to alarms and emergency situations by: Immediately recording the event in the log book. Proceeding to the affected area. Entering apartments when necessary. Determining the nature of the emergency. Notifying appropriate emergency services, residents, and the supervisor. Assist with maintaining a safe environment for residents, visitors, and staff. Promptly report unsafe conditions, hazards, maintenance concerns, or other issues to the appropriate supervisor. Additional Responsibilities Move equipment and supplies throughout the building as needed. Perform other related duties and responsibilities as requested or assigned. What You ll Need Education High School Diploma or G.E.D. preferred. Experience One or more years of previous related experience preferred. Experience in porter services, custodial work, building maintenance, security, or residential settings preferred. Skills & Competencies Ability to read, speak, and follow directions in English. Strong communication and customer service skills. Ability to interact respectfully and professionally with residents, visitors, and staff. Ability to follow safety procedures and building protocols. Dependable, responsible, and attentive to detail. Ability to work independently and as part of a team. Strong attention to detail and ability to maintain a clean and orderly environment. Physical Requirements Ability to perform heavy lifting, moving, and carrying packages, furniture, equipment, or supplies. Ability to climb stairs and ladders. Ability to bend, stoop, and perform physically demanding tasks. Ability to stand and walk for extended periods as required by the position. Ability to work independently and complete assigned responsibilities. Availability Requirements Must be available to work one of the two fixed schedules listed above . Must be available to work all scheduled days and hours associated with the selected shift. The scheduled shifts are fixed and non-negotiable. Must be able to work weekends as part of the regular schedule. May be required to work additional hours, evenings, weekends, or holidays as assigned.
