Job Description
Sanctuary Treehouse Resort is seeking an experienced, hospitality-driven General Manager to lead the daily operations and continued growth of our one-of-a-kind resort in the Smoky Mountains. Sanctuary Treehouse Resort is a family-owned, boutique lodging destination featuring 18 luxury and interactive treehouses, with future expansion planned. We are looking for a strong leader who can bring proven hospitality experience, operational structure, financial awareness, and a guest-first mindset to help us continue growing while protecting the unique experience our guests have come to love. This is not a typical hotel management role. Our resort is highly detailed, experience-based, and guest-focused. The right candidate will be hands-on, organized, proactive, professional, and capable of operating the resort with confidence while keeping ownership informed and involved at the appropriate level. Position Overview The General Manager will oversee all major functions of the resort, including guest experience, team leadership, housekeeping standards, maintenance coordination, employee training, financial reporting, compliance, vendor relationships, construction/project monitoring, and overall operational performance. This person will serve as the key liaison between ownership and the day-to-day business, ensuring the resort runs smoothly, efficiently, profitably, and in alignment with the Sanctuary Treehouse Resort brand. Key Responsibilities Oversee daily resort operations across all treehouses, guest services, housekeeping, maintenance coordination, vendors, and property standards. Lead, train, schedule, monitor, and develop resort employees while creating a positive, accountable, service-focused team culture. Ensure every treehouse is guest-ready, clean, properly inspected, stocked, maintained, and consistent with resort standards. Monitor and improve the overall guest experience, including communication, reviews, complaints, service recovery, guest satisfaction, and repeat guest opportunities. Review and manage operational reports, reservation trends, occupancy, ADR, RevPAR, revenue performance, guest satisfaction, and overall profitability. Support revenue growth through improved systems, upsell opportunities, guest add-ons, rate awareness, package development, and operational efficiency. Oversee bookkeeping support, record keeping, vendor invoices, expense tracking, payroll coordination, financial documentation, and reporting to ownership. Monitor company financials, budgets, expenses, gross rental revenue, GOP growth, and overall operational results. Coordinate with contractors, vendors, and ownership on new construction, expansion projects, punch lists, timelines, repairs, and property improvements. Maintain compliance with business licenses, permits, inspections, state and local laws, lodging requirements, employment records, safety standards, and insurance-related procedures. Develop and improve SOPs, training materials, inspection checklists, inventory systems, maintenance logs, and guest communication processes. Work closely with ownership to identify opportunities to improve resort operations, guest experience, profitability, marketing, staffing, and long-term growth. Represent the Sanctuary Treehouse Resort brand with professionalism, warmth, attention to detail, and excellent customer service. Be available during peak operating needs, including weekends, holidays, high-occupancy periods, and urgent after-hours situations as needed. Sanctuary Treehouse Resort | Sevierville, Tennessee | www.treehouseresort.com | hello@treehouseresort.com Minimum Requirements 5+ years of hospitality, resort, hotel, vacation rental, boutique lodging, cabin rental, or property management experience. 2+ years in a senior leadership role such as General Manager, Assistant General Manager, Resort Manager, Director of Operations, Hotel Manager, or similar. Proven experience leading teams, training employees, holding staff accountable, and building a strong service culture. Strong understanding of guest experience, online reviews, guest satisfaction, service recovery, and hospitality standards. Experience managing lodging operations, housekeeping standards, maintenance coordination, inspections, scheduling, inventory, and vendor relationships. Ability to read, understand, and act on financial and operational reports. Experience with ADR, RevPAR, occupancy, GOP growth, revenue performance, and operational profitability. Experience with guest satisfaction metrics, guest feedback systems, review management, and performance benchmarking. Strong organizational, communication, leadership, and problem-solving skills. Comfortable using reservation systems, spreadsheets, reporting tools, bookkeeping systems, review platforms, and general business software. Ability to work independently and operate the resort with limited owner intervention while maintaining consistent owner communication. Must live within reasonable driving distance of the resort or be willing to relocate. Must have reliable transportation. Must be available for weekends, holidays, peak seasons, and after-hours needs as required. Background check required. Ideal Candidate The ideal candidate will have experience in boutique lodging, luxury hospitality, resort management, vacation rentals, or high-touch guest experiences. They will be both strategic and hands-on, able to inspect a property one moment, review revenue reports the next, resolve a guest issue professionally, coach an employee, follow up with a contractor, and identify ways to improve the business. We are looking for someone who brings ideas, structure, leadership, and industry knowledge. This person should be excited about joining a growing family-owned resort and helping take it to the next level. Additional strengths that would be highly valued include: Experience managing a multi-unit lodging property or resort. Experience with construction expansion, new unit openings, or property improvement projects. Marketing, PR, social media, email marketing, or partnership experience. Experience creating upsell programs, add-on packages, and revenue growth opportunities. Experience developing SOPs, training programs, and accountability systems. Strong eye for detail, cleanliness, maintenance, guest comfort, and brand consistency. Entrepreneurial mindset with the ability to improve systems and grow with the business.
