Job Description

The Team We are seeking a Support Services Specialist (Transaction Support) to join the company's U.S. Tower division's Property Management organization. The organization maximizes and protects the value of the real estate portfolio, owns and streamlines relations with property owners, and ensures all properties operate smoothly. As a Support Services Specialist, you will assist our Real Estate Transaction team with reviewing, submitting, and closing real estate transactions. This includes intaking critical deal information, routing it for appropriate approvals, ensuring compliance with legal requirements, and interacting with transaction-related parties to facilitate smooth transactions through the closing and funding processes. The ideal candidate will possess strong communication skills, attention to detail, and a thorough understanding of real estate agreements and transactions. What You Need To Succeed Bachelor's degree with a concentration in Business, Finance, Real Estate, Law, or a related field, or equivalent work experience, required. Minimum of 1 year experience in the wireless industry, real estate, finance, law, or a related environment required. Experience managing projects, deals, or transactions in a high-volume environment strongly preferred. Paralegal studies or training preferred. Good written and oral communication skills, including the ability to discuss transactions via phone or email and present information and needs clearly and effectively. Ability to work with different functional groups and levels of employees to achieve results effectively and professionally. Strong organizational skills; ability to accomplish multiple tasks within the agreed upon timeframes through effective prioritization of duties and functions in a fast-paced environment. Proficiency in Salesforce and the Microsoft Office Suite. Less than 5% travel may be required in support of the position's responsibilities. What You Can Offer Us Assist the Real Estate Transaction team with deal submissions, including valuations through provided financial models and workflows, ensuring they align with set financial hurdles and transaction guardrails. Identify, review, and share supporting documentation, as requested, with transaction appropriate parties. Coordinate and manage transaction packages through dissemination, the execution process, and intake, ensuring all necessary documentation is completed accurately. Maintain organized files, databases, checklists, and worklists. Collaborate with the division's Legal department and other cross-functional teams to understand transaction specific drafting, due diligence, and curative needs, such as supporting documentation, slip sheet approvals, or necessary reporting forms. Fulfill such needs as required. Communicate effectively with internal teams, vendors, lessors, sellers, banks, attorneys, transaction related parties, and other institutions to procure necessary approvals and documents. Monitor transactions and critical dates, including those relating to 1031 exchanges, rights of firsts refusal, hard closes, business as usual cycle times, diligence forecasts, and closing forecasts. Provide timely updates on transaction progress to relevant parties. Manage, lead, or assist with the transaction funding process. Audit, review, and process vendor invoices, consistent with service agreement payment terms. Identify opportunities to streamline transaction processes and propose improvements to enhance efficiencies and accuracy. Other duties as assigned.
