Development Associate / Analyst • Commercial Real Estate
ABOUT THE ROLE
Galaxy Holdings is seeking a driven Development Associate/Analyst to join our growing team. In this high-impact role, you will own the full development lifecycle - from site acquisition and entitlements through financing, construction, and delivery. You will build and maintain complex financial models, lead feasibility analysis on new opportunities, and help shape the capital strategy behind our mixed-use and multi-family portfolio. This is an ideal opportunity for a sharp real estate professional ready to take on meaningful responsibility and work directly alongside senior leadership on projects that shape communities.
WHAT YOU'LL DO
?
Drive all phases of development:
entitlements, design coordination, budgeting, scheduling, and OAC meeting management ? Build and maintain proforma models for development projects and new acquisition underwriting ? Conduct feasibility studies including zoning analysis, entitlement risk, market research, and project cost budgeting ?
Perform detailed financial underwriting:
cash flow projections, capital structures, and distribution waterfalls ? Source, interview, and manage third-party consultants - architects, engineers, and general contractors ? Prepare investment memoranda and presentations to support capital formation and JV negotiations ? Cultivate relationships with lenders and joint venture partners to execute the company's capital strategy ? Track and process pre-construction payment applications and ongoing budget reporting
WHAT WE'RE LOOKING FOR
? 3-5 years of professional experience in real estate development and financial modeling ? Advanced Excel proficiency - you build models from scratch and know them inside out ? Strong grasp of real estate valuation, performance metrics, and capital markets ? Experience with mixed-use and multi-family proformas; hotel and condo modeling a plus ? Excellent written and verbal communication skills - you can present to capital partners with confidence ? Highly detail-oriented, organized, and capable of managing multiple projects under tight deadlines ? Critical thinker with sound judgment and a collaborative, team-first mindset
