Independent Beauty Professional — Private Studio or Bed Rental Extended Studio is expanding into a boutique beauty collective and is seeking established, licensed beauty professionals interested in operating their own independent business from our luxury studio in Libbie Mill. This is a rental opportunity, not an hourly or salaried employee position . Renters manage their own schedules, pricing, clientele, bookings and business operations while working within a polished, social and supportive studio environment. Rental Options Private Studio Rental A furnished private room suitable for professionals such as: Lash and brow artists Body waxers Estheticians Massage therapists Cosmetic tattoo or permanent makeup artists Facialists and other approved beauty or wellness professionals The private room includes a lash or treatment bed, mirror, cabinet, Sonos speaker, client chair, side table, stool, wax pot, coat hook and rolling cart. The room may be decorated to fit your brand but must be returned to its original condition at the end of the rental. Studio Bed Rental A furnished bed within the shared studio, ideal for: Lash artists Brow artists Cosmetic tattoo artists Tooth-gem artists Facialists Other approved beauty professionals who do not require a private room The station includes a treatment bed, CosmoGlo light, rolling cart and rolling cabinet with drawers. Studio Amenities Prime Libbie Mill location Convenient parking 24-hour studio access Utilities included Shared client waiting area Luxury restroom with Aesop hand soap and lotion Shared break room with a television, mini refrigerator, sink and Xbox Fun, welcoming and social environment Association with the established Extended Studio brand Ideal Candidate We are looking for professionals who: Hold all required Virginia licenses and certifications Carry their own professional and general liability insurance Have an existing clientele or a clear plan for building one Maintain high standards of sanitation and professionalism Are reliable, respectful and aligned with the Extended Studio environment Are comfortable independently managing their own business, scheduling, payments and client communication Renters retain 100% of their service revenue and pay an agreed rental rate for use of the space and included amenities.
