The Studio Manager is the leader of their sub-portfolio, driving occupancy and revenue growth, expense control, and team development. Key Responsibilities Portfolio Leadership & Strategy
  • Provide strategic direction and operational oversight for multiple salon suite locations across DFW.
  • Develop and execute annual business plans, budgets, and performance goals.
  • Drive occupancy growth, rate optimization, and revenue expansion initiatives.
  • Monitor KPIs including occupancy, retention, delinquency, NOI, and operating margins.
  • Identify and implement process improvements to increase efficiency and consistency across locations. Team Leadership & Development
  • Directly manage and develop Leasing Agents, and Maintenance Technicians.
  • Establish clear performance expectations and accountability standards.
  • Foster a high-performance, customer-focused culture.
  • Lead recruiting, onboarding, and training efforts. Financial Oversight
  • Review monthly financial statements and variance reports.
  • Control operating expenses while maintaining service standards.
  • Oversee capital expenditure project execution.
  • Ensure timely rent collection and manage delinquency processes. Operations & Asset Management
  • Ensure consistent execution of brand standards across all locations.
  • Oversee facility maintenance, preventative maintenance programs, and capital improvement projects.
  • Maintain clean, safe, and attractive properties.
  • Ensure compliance with local, state, and federal regulations.
  • Manage vendor relationships and service contracts. Sales & Marketing
  • Drive leasing performance and retention strategies.
  • Support local marketing initiatives and community engagement efforts.
  • Analyze competitive market data to inform pricing and promotional strategies.
  • Maintain strong relationships with salon professionals and prospective tenants. Customer Experience
  • Ensure high satisfaction and retention among salon professionals.
  • Address escalated tenant concerns and resolve complex issues.
  • Promote a professional, community-driven environment across all properties. Qualifications
  • Bachelor's degree in Business, Management, Real Estate, or related field preferred.
  • 5+ years of multi-site management experience (retail, restaurant, salon suites, residential, or similar service-based portfolio).
  • Proven experience managing field-based teams.
  • Strong financial acumen and budget management experience.
  • Demonstrated ability to drive occupancy and revenue growth.
  • Excellent leadership, communication, and organizational skills.
  • Proficiency in property management or CRM systems preferred.
  • Ability to travel regularly throughout the Dallas-Fort Worth market. Core Competencies
