Job Description

Job Overview We are seeking a highly skilled HVAC Maintenance Technician to join our dedicated property maintenance team. This role involves performing comprehensive maintenance, repair, and troubleshooting of heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, and related mechanical systems across various facilities. The ideal candidate will possess extensive field service experience, mechanical knowledge, and the ability to interpret schematics and HVAC design plans. This position offers an opportunity to contribute to the safe and efficient operation of building systems, ensuring optimal comfort and safety for occupants. All work performed will be compensated accordingly. Duties Conduct routine inspections and preventive maintenance on HVAC systems, refrigeration units, boilers, and plumbing equipment to ensure optimal operation. Diagnose and repair mechanical issues using tools such as ohmmeters, welding equipment, and other diagnostic instruments. Read and interpret schematics, HVAC design plans, and technical manuals to troubleshoot complex system problems effectively. Perform equipment repairs including component replacement, calibration, and system adjustments to maintain operational efficiency. Install, modify, and upgrade HVAC/R systems in compliance with safety standards and building codes. Maintain detailed maintenance logs, service reports, and inventory records for all equipment serviced or replaced. Assist with specialized tasks such as ammonia refrigeration system management or appliance repair when required. Operate a driver vehicle safely for field service visits across multiple sites. Collaborate with property management teams to coordinate maintenance schedules and respond promptly to emergency repairs. Support installation projects involving welding, piping, or mechanical modifications as needed. Qualifications Proven experience as an HVAC technician or service technician with a strong background in construction-related maintenance. Demonstrated knowledge of HVAC systems, refrigeration (including ammonia refrigeration), plumbing, boilers, and mechanical components. Familiarity with schematics, HVAC design principles, and technical manuals. Hands-on experience with equipment repair techniques including welding and use of diagnostic tools like ohmmeters. Mechanical knowledge related to appliance repair, property maintenance, air conditioning systems, and field service operations. Ability to read technical drawings accurately and interpret schematics effectively. Valid driver's license with a clean driving record. Experience working with HVAC/R systems including refrigeration units utilizing ammonia or other refrigerants is highly desirable. Strong problem-solving skills combined with excellent communication abilities in a team environment.
