The selected candidate for this position may be eligible for a sign-on bonus. Primary Purpose of Organizational Unit Building Services provide full maintenance and repair services for all UNC facilities and ensure the proper operation of those facilities in support of the UNC mission of teaching, research and public service. Building Services supports more than 400 campus buildings with approximately 18 million gross square feet of space. The teams that provide quality maintenance, repair and construction services that support the teaching, research, and public service mission of the University include Campus Maintenance, EMCS , Facilities Operations Support, Housing Support, HVAC Systems, and Life Safety Services. The HVAC Auxiliary Shop is a unit of Building Services that operates, maintains, and improves pumps, fans, compressors, motors, air filtration systems, fume hoods, and air handling systems. These diverse systems serve a variety of facilities including classrooms, auditoriums, offices, kitchen/dining areas, parking decks, arenas/athletic venues, laboratories, clinics, surgery suites, clean rooms, data centers, museums/repositories, residence halls, and vivariums. Operates and performs preventive/predictive/condition-based maintenance and repairs on commercial/industrial building mechanical and associated electrical systems. Tasks include troubleshooting motor controls and starters, maintaining vacuum and hydronic pumps, repairing oilless air compressors, resolving condensate and other leaks, diagnosing and replacing single and three phase motors, performing laser alignment for couplings and sheaves, properly tensioning synchronous drive belts, cleaning coils and air handlers, maintaining and replacing bearings and fan wheels, analyzing vibration in rotating machinery, and measuring and adjusting laboratory fume hood airflows. Additional responsibilities include mentoring other staff. Requires a valid North Carolina Driver's License or ability to obtain one prior to hire date. Minimum Education and Experience Requirements High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification.

experience in the trade(s) areas related to the area of assignment may be substituted on a year-for-year basis. Management Preferences 1. Skills in preventive maintenance, troubleshooting and repair of air handlers and exhaust fans. 2. Skills in preventive maintenance, troubleshooting and repair of air compressors, water pumps, vacuum pumps and other mechanical equipment. 3. Ability to diagnose and repair single and three phase motors, motor controls and electrical safety devices. 4. The ability to diagnose complex system-wide issues affecting critical research and health care operations related to indoor air quality. 5. Knowledge of air conditioning, refrigeration, steam, chilled water heat transfer systems. Required Licenses/Certifications Requires a valid North Carolina Driver's License or ability to obtain one prior to hire date. Special Physical/Mental Requirements Ability to move objects weighing up to 65 lbs. with or without reasonable accommodation and move large equipment with hand trucks or general material handling equipment. Ability to work from ladders for extended periods of time, work outside during adverse weather conditions; and ability to wear a respirator and other required personal protective equipment ( PPE ) such as safety shoes, eye protection, and arc flash safety gear. May require work in active high containment labs, which requires a baseline blood draw, a physical, and vaccines (currently flu, tetanus, and COVID
  • 19) as well as annual medical certification, respirator fit testing, and specialized training. Entry into such labs requires escort from Environment, Health, and Safety department, respirator use, safety attire, and possibly shower in/out. Ability to serve as a mandatory employee and report to work in support of essential (mandatory) University operations, even when adverse weather or other emergency conditions may require the University to close. Ability to serve on-call duty on a rotating basis including nights, weekends, and holidays; and provide emergency response while on call for all Auxiliary and Refrigeration shop equipment.
