ASAP Job Summary The HVAC Technician II performs preventive, corrective, and predictive maintenance on commercial and industrial HVAC systems in a safe, efficient, and professional manner. This role includes troubleshooting, servicing, and monitoring system performance to ensure optimal operation. The ideal candidate has experience working with ACUs, AHUs, heat pumps, VAV systems, DDC controls, and ventilation systems. Experience with chillers, boilers, and kitchen equipment is a plus. Responsibilities also include conducting system tests, performing routine rounds, analyzing data, and providing recommendations for improvements. This position requires the ability to work in a fast-paced, team-oriented environment while maintaining strong communication skills and adhering to all safety and health standards. Essential Duties and Responsibilities Perform installation, maintenance, troubleshooting, repair, and monitoring of HVAC systems and components. Read and interpret sequences of operation, control schematics, blueprints, and equipment manuals. Monitor Building Management Systems (BMS) to ensure efficient system performance. Operate refrigerant recovery equipment, vacuum pumps, charging systems, and service gauges using best practices. Braze refrigerant piping and lubricate mechanical components such as fans, motors, and linkages. Conduct routine inspections and record system readings to verify proper operation and efficiency. Diagnose HVACR system malfunctions, determine root causes, and implement corrective actions. Communicate issues and resolutions clearly and promptly to appropriate stakeholders. Document all work performed, including issues identified, corrective actions taken, and recommendations for future work. Complete service reports only after confirming customer satisfaction. Maintain accurate logs and documentation, including: Equipment operation and lubrication logs Filter, belt, and spare parts inventory Air pressure differential readings across filters and coils Refrigerant usage and inventory logs Water treatment and chemical logs Maintain tools, equipment, and work areas in a safe, clean, and organized condition. Order and stock necessary materials, tools, and parts for maintenance and repairs. Track and coordinate maintenance needs for company vehicles and equipment. Assist other technicians with major repairs and facility maintenance. Collaborate with CMMS planners/schedulers to optimize preventive maintenance programs. Participate in on-call rotation for after-hours emergency service. Attend OEM training and complete assigned certifications. Complete timesheets and required documentation accurately and on time. Perform additional duties as assigned. Safety Responsibilities Follow all OSHA regulations and company safety policies. Use appropriate personal protective equipment (PPE) at all times. Complete Job Hazard Analysis (JHA) prior to performing work. Safely handle, store, and dispose of hazardous materials. Maintain awareness of emergency equipment locations (e.g., fire extinguishers, eyewash stations, first aid kits). Qualifications Education High school diploma required Two-year HVAC technical certificate or state-approved HVAC license preferred Experience Experience working with commercial and/or industrial HVAC systems Licenses/Certifications Valid driver's license required EPA Universal Refrigeration Certification required Skills and Abilities Technical Skills Strong understanding of HVACR systems, controls, and components Ability to troubleshoot and repair mechanical and electrical systems Proficient with hand tools, power tools, and diagnostic equipment Familiarity with BMS and CMMS systems Communication Skills Ability to read and interpret technical documents and manuals Strong written and verbal communication skills Ability to effectively communicate with customers, team members, and management Bilingual (Spanish) is a plus Work Style & Problem-Solving Strong analytical and troubleshooting skills Ability to work independently and in a team environment Capable of managing multiple priorities in a fast-paced setting Detail-oriented with strong documentation habitsSimilar remote jobs
