Inspector - Vacation Rental

Full-Time Luxury Vacation Rental InspectorPosition Overview We are seeking a highly detail-oriented and dependable Full-Time Property Inspector to oversee inspections and quality control across our portfolio of luxury vacation homes. This role is responsible for ensuring all properties consistently meet our 5-star standards prior to guest arrivals, identifying maintenance or cleanliness issues, coordinating with internal teams, and helping protect the quality and reputation of our luxury brand. The ideal candidate is proactive, organized, fast-paced, and takes pride in delivering exceptional presentation and guest experience standards. Key ResponsibilitiesProperty Inspections & Quality Control Perform detailed pre-arrival and post-clean inspections of luxury vacation homes Ensure all homes meet company 5-star cleanliness and presentation standards Identify and document any cleanliness, maintenance, inventory, or damage issues Verify all guest amenities, linens, supplies, and home setups are properly completed Ensure homes are fully guest-ready prior to check-in Maintenance & Issue Reporting Report maintenance issues immediately through Breezeway Coordinate with maintenance and housekeeping teams to ensure issues are resolved quickly Follow up to confirm repairs or corrections are completed properly Assist with troubleshooting minor issues when possible Operational Support Conduct inspection cleans and touch-ups when necessary Assist with emergency response situations and same-day turnovers Monitor vendor and cleaner performance during property visits Ensure company standards and procedures are consistently followed Documentation & Accountability Accurately document inspections, issues, and completed tasks in Breezeway Take detailed photos and notes for internal records Maintain organized communication with operations team throughout the day Help track recurring property issues and operational inefficiencies Inventory & Property Readiness Monitor inventory levels for guest supplies, linens, and household essentials Report missing or damaged items Ensure all luxury home presentation standards are maintained Qualifications High attention to detail and strong accountability Ability to work in a fast-paced environment with changing priorities Strong communication and problem-solving skills Reliable transportation and valid driver's license required Ability to work weekends and holidays as needed Experience in hospitality, inspections, housekeeping, property management, or luxury vacation rentals preferred Familiarity with Breezeway or property management software is a plus Physically capable of walking properties, climbing stairs, and lifting supplies when necessary Compensation & Benefits $50,000 annual base salary $4,000 annual performance bonus based on inspection quality, accountability, and operational performance Paid Time Off (PTO) Health, dental, and vision benefits Full-time position with growth opportunities Work with a high-performing team managing some of the top luxury vacation homes on the Emerald Coast About Us Coastal Retreats Luxury Vacation Rentals is a rapidly growing luxury vacation rental management company specializing in high-end homes along the Emerald Coast.
